Our circumstances:
We are looking for people to replace us as we need to end our tenancy early. This isn’t because we don’t love the flat but two of us are buying our own place. The landlord has asked us to find someone to replace us for the last four months of our contract but there would also be the option of signing for a year if needed. The landlord is looking for £2500/month + bills.

Our preference is to find replacement tenants to sign a contract with the landlord but we are also considering subletting the flat for the last four months of the contract if need be. In this case the rental amount would include bills.

About the flat:
A spacious and well presented 3/4 bedroom ground floor flat with access to a massive shared garden. Viewing highly recommended!

This flat benefits from original parquet flooring throughout, unusually high ceilings and massive sash windows that let in an abundance of natural light.

The living room is huge, with enough space for a sofa or two and a dining table. The kitchen has a breakfast bar that can seat at least two and the fittings and appliances are less than a year old. There are three double bedrooms and one single/study (it would be possible to fit a double bed but not much else).

This location is perfect for those wanting to be close to Goldsmith's College and everything else New Cross has to offer. Peckham, Deptford, Nunhead and Brockley are all within walking distance, as is the wonderful Telegraph Hill park with amazing views over London.

The flat is excellently located for New Cross Gate station. From here you can get to London Bridge in under 15 minutes, Shoreditch in 20. There are also many bus routes to places like Peckham, Elephant and Castle, Oxford Circus and Liverpool Street.

The property will be available from approximately 26 June 2021 but there can be some flexibility around this.
