I'm looking for a flatmate to share my 2Bedroom 2bathroom flat in Zone 1.

Location and services
The property is on a quiet street between Borough and Elephant and Castle, and about 6-8 minutes walk to each. Borough Market and London Bridge Station can be reached within a 15 minute walk. Walk into the City in 20, or cycle in 8 minutes.
Flat is on 3rd floor, with balcony, views of Shard/City
There is an off-licence, a free ATM, and a chemist across the road. There is a Tesco Express and a Sainsbury's Local at the end of the road (3 mins walk) and there is a larger Sainsbury's about 5 minutes away. There is a large GP across the road and a dentist downstairs.
Mercato Metropolitano is about 5 minutes walk away as is Sayer Street and all the South American and other restaurants at Elephant. Flat Iron Square is about 10 minutes. More restaurants and bars than you can feasibly try in a month.
15 minutes walk away or a 5 minute santander cycle is Bermondsey Square and Bermondsey Street for even more eating and drinking choices.

Room details:
Room is a cosy double, with a large NE facing window. It has built in robes, motorised blinds, underbed storage, and a 42" Television. We have full home automation ("Alexa raise my blinds" etc)
The bed is an ottoman-storage style with a large amount of underbed storage, and the mattress is an Otty Hybrid.
There is an electronic sit-stand desk near the window. You will also have your own wifi-connected speaker and Amazon echo dot so you can control the blinds, lights, etc.

The room comes with the master bathroom for your private use. It has a shower over the bathtub, toilet and sink with towel heater rail.

Flat is new, finished October 2018,
It has a new kitchen with induction hob, modern oven, as well as a Convection/Steam/Oven/Microwave. There is a dishwasher and washer/dryer.
Flat has underfloor heating with individual room-controlled thermostats
Wooden floors in the common areas, carpets in bedrooms
There is a secure Bike-store on ground floor which we have temporarily dual-purposed as a gym with squat rack, bench, pullup frame, Dumbbells to 40kg and bands. There is also a Santander bike bay right outside.

Inclusions
All bills and extras are included in the rent. This includes:
-Heating/Water/Gas/Electricity (all renewable-sourced)
-Council Tax (Band E)
-Fibre Broadband (approx 60Mb/s) (fair use applies)
-Netflix/Amazon Prime Video/TV Licence - all available on the main TV, and in your room.
-Full use of all cutlery, crockery, pots and pans, mugs etc.
-all common cleaning products, dishwasher tabs, laundry detergent etc
-Fortnightly cleaner for whole flat

Your Flatmate/Landlord
I'm a 44yo gay man, self employed running my own fitness business based in the city, working also as a freelance consultant 4 days a week, and studying for a Grad Dip.. I usually work 6 days a week between the two roles, and mostly from my office in the city, though I work a day or two from home in the living area. I'm friendly and easy to get along with, and would like my home to be a place to relax. Once to twice over the course of a month, I might have a friend around to dinner. I'm heavily into the gym, reading, history, theatre.

You
I would prefer to share with quieter sorts. Sociable, but also needing their own space and self-time. Someone who keeps more or less usual hours. As the flat is still quite new I'd also want someone who was respectful of keeping the fittings in good condition and was generally tidy and respectful of the common space. I value open communication about all matters of concern to either party.
