Double room available from the 19th of January in 2 bedroom flat just minutes from Newington Green and a very short walk to Stoke Newington Church street/ Clissold Park. Sadly my lovely flatmate is moving abroad for work so I'm currently looking for someone to take her room and renew my contract with. As well as myself you'll also be sharing with a very cute, friendly cat.

About me (& Panda):
My name is Holly, I'm 34 & originally from West Yorkshire but have lived in London for 14 years now. I work full time as a footwear designer and also have a side hustle which keeps me busy. In my down time I like to relax with a good book & a beer, love a good art exhibition & trips to the pub or weekends away. I'm friendly, always up for a chat or a trip to the pub, but also respectful & considerate of your space. You'll also be living with Panda, she's 12 and very cuddly, if your sat in the living room she will fall asleep in your lap. Great for winter as she's like a furry hot water bottle.

Who I'm looking for:
I'm looking for a professional female (preferably), similar age to myself. Someone who's friendly, considerate, respectful & clean. Hoping to find someone who can feel as at home here as I do, very much looking for a home vibe, a place you can come back to and relax after a long day. Obviously must be ok living with a cat!

About the flat:
As mentioned the flat is a 2 bed with garden. Split across 2 levels, the house comes with a living room, furniture and TV as seen in pics. Plenty of storage with cupboards in the hallway & also shelves in the living room. The bedroom thats available looks out over the garden, it is unfurnished however there is currently a desk & clothing rail in there that can stay and we can request a bed from the landlord.. However if you have your own furniture then great! Super close to newington green which has great bus routes but also only 10-15 min walk to both Canonbury & Dalston overgrounds. The flat has a very homey vibe & it's the kind of place you know all your neighbours/ has a nice community feel.

Costs:
Rent for the room is £975 a month, this does not include bills, the bills usually come to about £145 a month each (council tax B, water, gas/electric & wifi). The tenancy is through an agency. You will also need to provide a deposit and referenced, basically all the usual processes. However the landlord is our go to for any repairs or issues during our tenancy (she's super lovely).
