Female for Room in Flat in Newington Green

Looking for a like minded female tenet to take over my current housemates room in a 2 bed flat in Newington Green.

Available from 19th September.
Rent - £950 a month
Deposit - £952.
Bills - roughly £170 a month - depending on season (this includes Wi-Fi, water, council tax, gas/electricity and TV license).

ROOM 🛏️
The room is a large sized room that allows for a double bed and plenty of floor space.
The room will come partially furnished. The bed frame, drawers and storage unit belong to the landlord.

REST OF FLAT 🏠
The flat is on the 4th floor and the only flat on the floor.
The living room is a comfortable size with a sofa and armchair along with fold away dining table. This room will also be newly decorated.
Some of the decorations and accessories belong to my housemate who will be taking these with her.
The kitchen is on the smaller side but can still make some elaborate meals in it. Kitchen has a dishwasher, fridge freezer and washing machine.
There is also a study with space for a desk for each of us for any WFH days.

My name is Emily, 31 and work in Shoreditch for an advertising production company. I work at the office 3 days a week the majority of the time unless I’m on a shoot.
I’ve lived in the flat for almost 4 years and love the area and our landlord is very chilled but responsive if we’ve ever needed to contact him.
I love cooking and trying new recipes. I enjoy a good series, going to the markets in the area, brunch spots/bakeries, drinks with friends and a Jolene sausage roll on the green of a sunny day.
I’m clean/tidy and keep all my clutter in my room so it doesn’t end up in communal spaces where possible.

Looking for a considerate person who is respectful of other people’s spaces/clean and tidy.
This is not a party party flat and neither are our neighbours so the flat wouldn’t be the right space for someone who likes to hold afters etc.
Smoking and drugs are not allowed.

AREA 🪴
Newington Green is a gorgeous neighbourhood with a greengrocers, butcher and fishmonger. There is Jolene cafe on the green, as well as wine bars and restaurants.
15 min walk to Dalston/Kingsland Road
20min walk to Stoke Newington (Church Street) and Clissold Park.
30min walk to Angel
Broadway Market is not far and a lovely walk along the canal.
Good transport links to central.
