Hello everyone, this double bedroom with ensuite shower room needs a new person. It is in a refurbished 3 bedroom house in Newington Green, Islington.

The bedroom measures 4. 34m x 2.54m has white walls and painted grey wooden floors, and contains a double bed, 2 chests of drawers, wardrobe, bookshelves and desk.

The bathroom contains a toilet and hand basin with over-basin illuminated mirror and shelving for toiletries. the shower cubicle is 800x800cm with slate tiles. The slate floor is also heated.

Downstairs is a living room which leads onto a large kitchen dinning room with sliding glass doors which open onto a private garden. Throughout the ground floor is a polished concrete heated floor. The house was fully renovated and remodelled in 2013.

This neighbourhood is sandwiched between Dalston and Stoke Newington, There's amazing food and creative industries, friendly people and East London buzz. 10 mins walk there is all the fun you could want, but the house is situated in a quiet back street with friendly neighbours.

The property is in zone 2 and has great transport links via bus, train and tube. An average ride into the centre of town will take 20-40 minutes. On a bike, even quicker.

Who lives here:
You will be sharing with Sandra who is in her late 30s and also Hannah the owner of the house, however Hannah is rarely around spending most of her time on her narrowboat. She comes back to pick up post, do some laundry occasionally, and check everything is okay. When Hannah is not present her bedroom is available to be used by the lodgers as an office space or to host visitors for short stays so long as this is agreed with her beforehand.

Sandra works in the charitable sector improving education. She is in the office two days a week but otherwise works from home. She is very clean and tidy, enjoys experiencing the vibrant offers of East London and enjoys having friends over to socialise on occasion.

The house is wonderfully spacious for two people, so we are looking for someone who values that. We do not have a cleaner so we hope that you are happy to share that responsibility. Although Sandra has a full social life she is looking for someone who wants to be in a friendly house, sometimes sharing a meal or a drink at the end of the day.

Duration of tenancy:
We would like to offer an initial 3 month contract, partly so everyone can make sure they are happy, but also because this is when Sandra's current contract also ends so renewal can be synchronised.

Bills:
Hannah pays the water bill and TV licence, but the other bills will be split 2 ways. At the moment that is £205 per month but of course this will change if energy usage and prices go up. Hannah pays the bills and lodgers reimburse her.
