Furnished Double Room in Friendly Social House

Hi everyone,
One of our housemates is moving out because they recently got married, so we are looking for a new housemate for one of the rooms in our home. The room is for one person only, unfortunately we cannot accept couples. The room is available now. Our current housemate will move out by 19 February at the latest, but if we find someone suitable, they can move out earlier.

📍 Location: 8 to 10 minutes’ walk to Turnpike Lane and Wood Green stations.
🏷️ Postcode: N22 6JJ.
🛒 Shopping: All the shops in Wood Green are within walking distance. Lidl, Tesco, and Sainsbury’s are 6 to 8 minutes away on foot.

🛏️ Room: Double room. 11 sqm. Furnished. Garden view.
🏡 House: Victorian house. There is a large shared kitchen, a living room, and a garden. The kitchen is fully equipped. The house was fully renovated before we moved in, so it is very clean and well maintained. You can move in with just your personal belongings. Total: 4 bedrooms and 1 living room.

👥 Housemates: There are currently 4 of us. My husband and I share one room. Our other two housemates live in the other rooms. We have been living together for 2 years and we feel like a family. Friendship is important to us, not just living under the same roof. From time to time, we eat together, chat, and invite friends over for a barbecue in the garden. We respect everyone’s personal space and boundaries. We are looking for someone who shares the same approach.
👤 House mix: 3 men, 1 woman.

🚭 Rules: No smoking inside the house, but you can smoke in the garden. We love animals, but unfortunately our letting agent does not allow pets.

💷 Rent: GBP 775 + bills + a 5 week deposit. Bills are around GBP 100 per month, and in winter up to GBP 130 at most.

📄 Requirements: The letting agent requires 3 months’ payslips, 3 months’ bank statements, and a Right to Rent check.
