The flat is a 2-bed, with an entrance hallway and an open-plan living area and kitchen. The living area also opens out onto a balcony with street-view. The smaller room (replacement tenant’s) has use of the family bathroom.

Due to a family emergency, I am moving back to my family home. My current flatmate is due to leave the U. K. mid-August (between the dates August 15-23) as his working visa is expiring. Therefore, whoever moves in will be temporarily living with him (the interests and current tenant profile listed is his). So whoever does agree to move in will also be responsible to find someone to replace him, shortly after moving in.

As this would be a new tenant agreement between my current flatmate and the tenant replacing me, the letting agent has notified me that the rent will likely increase. I am currently paying £800 a month (including water rates). However, this is likely to increase as the landlord hasn’t increased it for some time. As my current flatmate has an en-suite and the room is much bigger, he currently pays £850 a month. The replacement tenant might want to consider taking this room when he moves out in August. The flat is opposite North Acton tube station for convenient travel.

The successful tenant will need to pass reference checks in the usual manner through the letting agency who will handle the change of tenants once initiated.
