VIRTUAL OR IN PERSON VIEWINGS

Virtual viewing - super quick (15 minutes at most) via zoom where we show you a 3D tour of the property. This gives a really good feel for the space and quality of the place and also gives you an opportunity to ask any questions, such as about the other housemates.

In person viewings - if you prefer we can arrange an in person viewing straight away (or FaceTime viewing if you're unable to see it in person).

Price:

The room is priced at £1265pcm excluding bills fixed at £100pcm, so a total of £1365pcm even if you're a couple.

COUNCIL TAX BAND E: There is a ONE time payment of £150 for council tax contribution.

Room 5:

We have an awesome spacious double loft ensuite. The room is so big as it's the only room on the top floor.
The room comes furnished with a kingsize faux leather ottoman (with under bed storage), 2 bedside tables and a half a wall of built in wardrobes, there's also space for you to bring in your own desk or more storage furniture. There is a lovely ensuite which has a toilet, sink and walk in shower so it feels like being in a hotel. The room benefits from Velux windows as well as a juliette balcony so lots of light coming in.

House:

The house has good sized rooms, a well equipped kitchen and a cosy lounge with Smart TV and a breakfast bar. There is also a petit rear garden which gets a lot of sun so it's nice to chill out there is the warmer weather.

We have supplied 350Mbps business broadband from VirginMedia and made sure that there is superior wifi signal throughout the house by installing a second router in the 1st floor hall way so everyone can enjoy Netflix, YouTube or working at the same time which is crucial if people are working from home. We can also supply wired broadband to your room if required (there will be a labour charge for this).

The Area:

The house is a quick walk (5 mins) to North Ealing underground (Zone 3, Piccadilly line) plus you're also close to West Acton and Ealing Broadway (great for shopping and going to the gym/pub/cafe). Plus being so close to Ealing Common park is great for the summer.

We are Kingdom Houses and we are a professional landlord company that endeavors to take good care of the property by having a team available to answer questions, fix things if they break, look after the gardens and make sure the communal spaces stay clean and tidy. We make sure to also to follow the governments guidelines and wear masks when we attend the property and always inform people beforehand. We are looking for good quality tenants who are looking for somewhere nice to call home.

Internet and working from home (WFH)

We have a WiFi/Internet signal commitment. If your room suffers from poor signal we will install additional access points (repeaters/routers) until you are able to achieve a good signal. If you are a software developer that needs a hard wired line we can run a Cat6 cable into your room (subject to a fee).
