Room Available in Modern Flatshare – North Kensington/Kensal Border! 🌟
Our housemate Sam is sadly moving back to Italy 🇮🇹, so we’re looking for a new flatmate to join our friendly, sociable home!
Who You’ll Be Living With:
👨 Josh (aka me!): 26, from Australia, moved here to lead the launch of an AU-based legal tech startup in the UK. I work from home mostly 4-5 days a week, so you’ll often find me around (and yes, I’m pretty much the designated Amazon package collector 📦).
👩 Caitlin: 26, from New Zealand and works in IT, working from home 2-3 days a week, and you’ll find her hitting the gym every morning before everyone else is up.
We’re a social house but also respect each other’s space. We like catching up after work, going out for dinner, or chilling with friends on our patio. If you’re up for becoming friends with your flatmates and sharing good vibes, you’ll fit right in! 😊
The Room:
🛏️ Comes with a double bed, mattress, and built-in / Stand alone cupboards – just bring your own sheets and personal touches.
Rent is £1050/month (excluding bills).
💰 Fixed bills add up to roughly £84/month for council tax & internet, with other variable costs like cleaning, gas, electricity & water (about £50-£80/month per person).
You’ll need to pay a deposit of £1346.15 and one month’s rent upfront.
Bills and rent are due on the 11th of each month.
We split consumables like toilet paper, cleaning and laundry products as required. We usually keep a log in Splitwise, and divide the costs each month when we settle the rent.
📝 You’ll be taking over Sam’s name on our joint tenancy agreement, which runs until July 2026 with no rent increases or break clauses during the term. Since it’s a continuation of the current tenancy, you’ll need to agree to the condition of the property as it was when the lease started (back in July 2024), rather than when you move in. No worries though - there’s no damage or anything to report, just a heads-up! 👍
The House:
🏠 Property Type: A two-story ground floor flat in a gated community with six side-by-side flats.
🗺️ Location: Right on the border of North Kensington/Kensal, in the Kensington and Chelsea Council Catchment Area – it’s right on the junction of multiple suburbs - we still can’t pinpoint exactly where it is! 😄
⬆️ Upstairs: Kitchen/living area with all the essentials and more – dishwasher, induction hob, wine fridge 🍷, 55” flat screen, Nespresso machine, Air Fryer, Rice Cooker and a standalone upstairs toilet.
⬇️ Downstairs: Bedrooms, laundry with a Washer/Dryer Combo (rare find in London!), and a HUGE patio with outdoor furniture for summer hangs. ☀️
🚽 Your Bathroom: Shared with Caitlin downstairs. I have my own ensuite.
🥵 Heating: The entire property comes with underfloor heating, keeping the house nice and toasty during the winter months.
🌟 Community Spaces: Shared bin room, bike store, and letter boxes in the gated community.
🧹 Cleaning:
We like to keep things tidy and take turns cleaning each week and get a cleaner once a month for a deeper clean, which is £20 per person. Other than that, it’s all about being considerate and helping out when needed – like not leaving your dishes in the sink, taking the bin out when it’s full or keeping the fridge organised.
🚆 Transport:
8 min walk to Kensal Green Station (Bakerloo + Lioness Overground Line), with the Overground heading towards Euston.
10 min walk to Kensal Rise Station (Mildmay Overground Line), which heads south towards Clapham and North towards Stratford.
15 min walk to Ladbroke Grove (Central + Circle Line).
Plenty of buses nearby, just 15 mins to Paddington Station.
10 min cycle to Paddington along the canal.
Notting Hill + Queens Park are walkable (10-15 mins).
🛍️ Shops & Pubs:
Large Sainsbury’s (3 min walk).
3 pubs within 5 min walk (PS: We spotted Fred Again having a pint at one of them a few weeks ago!)
A variety of restaurants, barbers, and salons just a short walk away. Plus, a pretty good chicken shop just 30 seconds from our door! 🍗
Who We’re Looking For:
A currently employed, young professional who’s clean, tidy, and has ideally, lived in a houseshare before. No students, sorry.
Must be able to pass referencing - this will require you to have positive references, the right to rent in the UK and be employed on a full time basis, ideally not on probation.
Someone who’s down to hang out but also respects everyone’s own space.
Someone who treats the house with respect – it’s all pretty new, and we like to keep it that way.
Good communication skills – we like to keep things drama-free!
