Double room available in large, beautiful house

Myself and three friendly housemates have been lucky to live in this large, well-maintained, patio-garden house, a convenient ~12 minute walk from both the Elizabeth & Picadilly lines. I'm moving out to live with my other half, and two housemates want to start a new tenancy. Move-in date, and various details, are negotiable, but is negotiable from now to mid-July, considering viewings and reference-checks. Some items can remain if you'd prefer semi-furnished.

One of the three other tenants is also looking to move out as the original lease finishes: can't share the link, but his ad is titled "Bright double en suite in leafy Northfields W13"

Replacing myself on the tenancy will mean restarting the contract, which is agreed to be for another year, with the option to extend for more.
It's the best house I've ever lived in, and I'll miss it. It's also a steal for the price.

There is a cat in the property, belonging to one of the tenants. As my moving out is timing up with the end of our original lease, we've been given an approximation of the total house rent going forwards - this rooms' rent is ~£800pcm, with bills equalling ~£140
There is fast wifi installed, a large TV and full Sky subscription for at least the next year.
