Hi there! I'm looking for a female flatmate aged between 21-30 to take over my lease in this lovely Notting Hill flat, as I’m moving back home. The lease runs until August 2025 with the option to extend.

The flat is located on Westbourne Grove, a vibrant and super safe area in Notting Hill. You’ll have everything you need right at your doorstep, and it’s incredibly well-connected by public transport. It is a 25-30 minute walk or quick bus ride (No. 70) to Imperial College London.

Flat Details:
- You’ll be sharing one bathroom (which has a tub) between the two of you
- The flat comes furnished, including a washing machine, refrigerator, and vacuum cleaner
- The room is also furnished and benefits from lots of natural light
- The kitchen and living area are shared between the 2 flatmates. They are separate from each other and connected by a few steps

Rent and Bills:
- Rent is £1100
- Rent is paid every 6 months

Transport Links (Circle, Hammersmith and City, Central, Elizabeth Lines):
- Bayswater and Royal Oak: 8-10 minutes' walk
- Notting Hill Gate and Queensway: 10-12 minutes' walk
- Paddington Station: 15 minutes' walk
- Buses: 7, 70, 23, 27, 31, 36, 28, and 328 are all within a 5 minute walk

Grocery Stores:
- Sainsbury's is just a 30-second walk away
- Waitrose, M&S, and Tesco are all within a 10-minute walk

Average bills are approximately £75 per person per month, including WiFi, heating, and electricity. (Costs are lower in the summer and higher in the winter)
