Hey! I’m looking for someone to take over my lease. The current lease runs until June 22, with the option to renew for another year until June 2026. I’ve lived here for two years, and the landlord is genuinely super nice and very helpful. The room comes fully furnished and the location is fantastic.

I’m hoping to get this organised ahead of time, so if you’re happy to take the flat, we can start the process early including background checks and connecting you with the rental agency and landlord.

Possible flexibility on an earlier move-in date.

Within 10 minutes (or less) of Notting Hill Gate, Paddington, Royal Oak, Bayswater, and Queensway stations.

Flat highlights:
• Private reception desk staffed from 9am - 11pm (great for online deliveries parcels are often accepted on your behalf)
• Maintenance and heating included in the rent by the reception team.
• Short walk to Hyde Park
• Close to Waitrose, M&S, and Tesco
• Bills are approximately £120 - £150 per month
• A small residential park directly across from the flat perfect for a cute lunch break when working from home

Housemates:
You’ll be sharing with two lovely women in their early 30s - one works in fashion production and the other is a clinical researcher. They’re friendly, kind, respectful, and clean. Everyone enjoys the occasional chat or coffee, but also values personal space. Both travel frequently for work and holidays.
