Room Available – Lease Takeover (ASAP)
Hi there! I’m looking for someone to move in ASAP and take over my lease. The lease runs until 22 June, with the option to renew.
(No couples)
This is a great setup for someone new to London who needs something short-term, or for someone looking for a long-term home with flexibility.
About the Flatmates
I’ve lived here for almost two years. I work in finance and enjoy the gym, tennis, pubs, and travelling.
• Dominique works in clinical research, is in her 30s, very friendly and helpful. She enjoys a chat, grabbing a coffee if you’re up for it, and loves travelling.
• Martina works in fashion production is in her 30’s She’s a bit quieter and does her own thing, but is always up for a chat or laugh and also loves to travel.
The flat is very much a home, but we all live independent lives. We don’t really hang out together, but we get on very well, respect each other’s space, and genuinely care about one another. It’s ideal if you’re looking for a comfortable, peaceful home rather than instant friendships.
Cleaning & Living Setup
There’s a simple cleaning schedule (one person per week) covering the kitchen, main bathroom, and a half bathroom. There’s no living room.
Sometimes I pay for a cleaner, but the flat is always clean and it usually takes about one hour when it’s your turn.
Move-In Details
• Preferred move-in date: Friday 6th February (flexible for the right person)
• Rent is paid on the 22nd of each month
If you move in on 6 February:
• Rent covering 6 weeks (1 month + 2 weeks):
• Deposit: £1,200
• if you get to this stage as there’s referral checks they will provide clarity on exact number
Bills (Split 3 Ways)
Approx. £120–£150 per month per person
• 💧 Water: £41.83 pm (£13.94 each) – owned by Martina
• 🏡 Council Tax: £115 pm (£38.33 each) – owned by Dominique
• ⚡ Electricity: £38 pm (£12.75 each) – you would own this
• 📶 WiFi: £14 each – owned by Dominique
Viewings Available
• 28 Jan – after 5:30pm
• 29 Jan – after 5pm
• 30 Jan – after 5pm (possibly flexible during the day as I WFH—ask!)
• 31 Jan – before 1pm
I’ll be away 1–6 February, so unavailable during that time.
The Room
The room comes furnished, except for:
• TV
• Small bar
• Computer monitors
(these are mine and won’t stay)
The sofa has a green cover on it that I got on Amazon but it’s actually a grey leather sofa so you have an option to style it both ways.
Next Steps
I’d love to get this organised ahead of time. If you’re happy to take the room, we can start the process early, including background checks and introductions to the rental agency and landlord.
There may be some flexibility on an earlier or later move-in date.
