I’m a 31-year-old professional working in cybersecurity (this is exactly as sexy as it sounds). I’ve been living here with my sister, who’s now moving to NYC (I know), so I’m looking for a new flatmate to take the second room.
DETAILS ABOUT THE FLAT:
The flat is in The Baynards (feel free to google this to see their website). It's a managed building with some pretty great perks:
- 24/7 concierge (you’ll never miss a delivery)
- On-site gym with squat rack, bench, free weights, cable machine, treadmills, yoga mats. It’s a legitimately good gym, and often empty.
- A private residents’ garden
- Excellent security and soundproofing (I’ve heard neighbour noise exactly once in nearly two years)
- Basement bike rack
THE BEDROOM
The bedroom in question is furnished, but I’m very flexible. I will happily remove anything you don’t want. Currently it has:
- Double bed with large under-bed storage
- Desk + chair
- Built-in wardrobe and plenty of storage
There is some additional storage in the flat also.
THE KITCHEN
The kitchen/living area is fully equipped (oven, dishwasher, air fryer, coffee machine, TWO fridges, a freezer, and more than enough cookware). Of course, if you want to bring your own mugs/pans/cutlery etc I will clear space for your stuff.
Honestly the living area is probably the best part of the flat. It's bright, spacious, with four big windows that let in lots of natural light. It is also already furnished, we've got:
- A sofa
- Smart TV
- chairs
- And a random (apparently structurally integral) pole in the corner.
The flat also has:
- A separate laundry room with washer and dryer
- Two lifts in the building to access it, if you're not a fan of stairs
- Generally high ceilings! They're roughly 2.62m (8.5ft), so it feels very spacious throughout.
The building skews quiet and residential i. e. mostly professionals, and families. Think quiet calm rather than all-night benders, if you feel me.
THE LOCATION:
- Right on the corner of Westbourne grove with all its restaurants, shops and facilities
Great transport links with Notting Hill Gate station (central, district and circle lines) or Bayswater stations a ten minute walk and Queensway, Royal Oak station and Ladbroke Grove stations just a little further
- There are 4 bus stops right outside the doorstep as well.
- A 15 minute walk to Hyde park, which is lovely.
- We're right next to a Sainsbury's local, a whole foods and an Italian deli.
- Other supermarkets (Sainsburys, Tesco's, and a big Waitrose) plus a Russian deli and a Greek deli are just 10 minutes away etc. Basically you'll have lots of convenient options
- There are a dozen brunch spots, coffee spots within 5 minutes walking distance too.
- Portobello Road market is about a 10 minute walk
- The gym in the building is great but if you prefer to train elsewhere there's a Puregym a 7 minute walk away and some ritzier gyms within 10-15 minutes if that's more your vibe
- It's generally a very safe neighbourhood
- The Notting Hill Carnival gets pretty close when it takes place, but we're outside the main parade route
Basically, it is an utterly fantastic location
RENT AND PRACTICAL DETAILS:
- The lease is up for renewal at the end of September but it is a rental property so it is likely we could extend for a year if we get on and you want to do so.
- I have not met the landlords but the few times I have dealt with them they have been friendly and totally reasonable. They're also extremely hands off (and trust me I have had my fair share of terrible landlords)
- If anything is wrong with the flat, we generally just go straight to the building manager who fixes things pretty promptly.
COSTS
- The rent includes water bills, but does not include council tax, gas and electricity or internet. Council tax is £141 a month (I know), internet I get for about £40 and energy obviously varies, but lets say that's about £40 a month too.
- All in, your monthly cost would be roughly £1,550-£1,600
- The rent for the whole place is £3,300 (again, excluding energy, council tax etc). I have a bigger room so I pay £400 more in base rent than you will.
ABOUT ME:
OK, so assuming this all sounds dandy and you've read this far, some bits about me:
- Hybrid worker. I'm WFH just over half the time, with occasional work travel i. e. you’ll get the place to yourself now and then
- I treat home mostly as a sanctuary. I go out to socialise often, but only once in a blue moon do I have friends over for dinner. I've never hosted a flat party in the space.
- Generally I'm pretty tidy. I enjoy washing dishes and hoovering (yep, I know)
- My sister and I get a cleaner every two weeks, which helps a lot since we're so busy. We can discuss whether you want this to continue.
- I don’t drink or smoke (happy if you drink but no smokers please)
- I’m generally warm, friendly and low-key. I’ve also been best man four times, which feels like a decent character reference?
- My schedule is fairly regular: out by ~8:15am on office days, back anywhere between 5:30–10:30pm depending on work and social plans. Weekends are generally a mix of gym + brunching with friends + a random side quest.
MY IDEAL FLATMATE:
I think given the above the ideal flatmate would be a mid 20s to mid 30s professional, for whom the bells and whistles of location + gym + concierge etc will be v attractive
Ideally someone who also likes home to be, on the whole, a place to chill as opposed to a party pad. Someone friendly and considerate, seeking to rent 6 months or longer.
