Hiya I'm Mattie (they/them) gardener and landscape architect. My flatmate is moving out to buy a house so I have a spare room for someone to move in with me. I'm a tenant.
Is a very spacious 2-bed with a small back garden. Looking for a single person to join me who is clean & tidy. I often host dinners, go to exhibitions, gardens and events so welcome to join those or happy for it to be more independent.

Double room comes furnished and includes:
- King size bed
- Large wardrobe
- Desk

KITCHEN/LIVING ROOM:
- The kitchen/living area is open plan and also comes furnished as shown in the photos
- Equipped with a dishwasher and washing machine

BATHROOM:
- There is 1 bathroom/toilet
- Water pressure is perfect (I know some showers can have very weak water pressure!)

REST OF THE FLAT AND OTHER INFO:
- Place to store a bike inside
- Loads of cupboard space for storage
- Free on street parking
- Small shady garden

TRAVEL:
- 3 mins walk to Nunhead Station
- 20mins walk to Queens Road Peckham station
- 15-20min walk to Brockley station

The area is lovely and has a lot to offer in terms of eating out and local pubs. You would be walking distance (15-20mins) to Peckham Rye Park, Telegraph hill park (10-15mins) and similar distance on foot to Brockley market.

Current flatmate is moving out end of September, the current tenancy ends on 03/03/2025, he has lived here since 2021 and the landlord has always been happy to extend.

FINANCIALS:
- Deposit £895 including the first months rent of 900pcm
- References are required and will be added to the tenancy
- Bills are payable on top of rent and come to approximately £150 each
- Council Tax band D
