Hi! I'm looking for someone to take over my lease from 10th August 2024. You’d be living with two female flatemates ages 26 and 29.

I’ve lived with these two lovely and sociable people for almost a year but I’m moving to west London/want to live farther out of central.

About the flatmates: Ashley, 26 works for a nonprofit - and Srishti, 29 works in law. They are quite busy people but love to hang out and chill together / cook meals etc. grabs coffees / go to Muzzys cafe around the corner. We’ve very much made the flat a home and seeking someone who would view it the same way. They do a mixture of activities from yoga, pilates, gigs, cinema, theatre to creative writing and swimming/gym and watching movies together in the evenings.

It's all about the location: about a 5 minute walk to old street station / lots of bus routes right outside our door / 14 min walk to Hoxton over ground station / 15/20 min walk to Liverpool Street station

About the room: it’s a small double with lots of natural light (east facing). There's a side table, double bed and a medium sized built-in wardrobe. There is no room for a desk so the room is not suitable for anyone who works from home. It’s cosy as you can see from the pictures but the living space and flatmates make up for this.

About the house: there are three bedrooms in total - there’s one bathroom and another with just a toilet, large living room with lots of light and a medium size kitchen. There’s also a three large cupboard for storage space. We keep it very tidy so would like our new flatmate to do the same. (If you do come for a viewing we have re-shuffled the furniture)

About you: essentially you’d fit the description of my flatmates above. Likes to hang out on the occasional evening in the week and get involved but has their own stuff going on. Social but also respecting each other’s own space especially as it is a cosy flat.

Bills aren’t included but council tax is £50, electricity and gas around £30/40 (although will likely go down in the summer months), WiFi and water come to £30 so overall near £110 ish.

About the contract: you’d be signing a 12 month contract with a 6 month break clause (also if you are able to find someone to replace you in the room then you can leave at any point).
