I have loved living in this flat so much, but I'm leaving the country, and need someone to take over my room. If I was staying in London, I'd keep this room in a HEARTBEAT.
🗓️ MOVE-IN: august 15th (possibly a few days earlier, depending on when)
🛏️ ROOM DETAILS:
- en-suite with a private balcony
- unreal natural lighting – large south-facing windows + huge skylights + high ceilings. I'm a huge natural lighting girlie, and this room had INCREDIBLE light all throughout the year
- the room and bathroom are both HUGE – comes with a UK king-sized bed, a massive wardrobe, desk + chair, and plenty of storage in both the bedroom + bathroom
- you have your own private balcony, which is a lovely place to hang out if you're looking for some fresh air or time outside
- only room on the top floor, so you get a ton of privacy + sound doesn’t travel too easily from there
🏠 FLAT DETAILS:
- the whole flat is 3 bed/2 bath – you enter from the ground floor, the first floor has the open plan living room + kitchen, the second floor has 2 bedrooms + 1 bathroom (which has the shared washer/dryer), and the top floor has your room + bathroom
- the kitchen is fully-equipped (including a brand new dishwasher), and the living room is a great communal area with a TV
- the entire flat gets great natural lighting thanks to the large south-facing windows on each floor, and has underfloor heating for the winter time
📍LOCATION DETAILS:
- 5ish min walk to Old St (Northern line)
- 10 min to Shoreditch High Street (Windrush line on the Overground)
- little less than 15 min walk to Liverpool Street (H&C/Circle/Metropolitan, Elizabeth, and Central lines)
- busses all across London practically right outside your door – this is an extremely well-connected location
- lively place with a ton of restaurants, cafes, supermarkets, and pubs nearby
- have always felt super safe in the area even when I’m walking home in the middle of the night
👯♀️ FLATMATE DETAILS:
- two female students in their mid-20s, with one studying at UAL, the other at Hult International Business School
- one flatmate is american, the other is brazilian
- really clean and communicative, never had an issue with noise or any conflict
- have curated such a lovely vibe in the flat – we spend a bunch of time together in communal areas, but are also super respectful about each other’s alone time
- very lgbtq+ friendly household!
- super homey vibe, incredibly friendly flatmates, just a great place to call home
🔎 WHAT WE’RE LOOKING FOR:
- STUDENT PREFERRED (for council tax purposes) — can take a professional, but would need to pay for council tax
- someone who fits the general vibe of the flat – social and friendly (with an appreciation for alone time as well), ideally a female in her 20s but this is very much not a must
- must be lgbtq+ friendly
‼️ IMPORTANT:
- MUST BE WILLING TO PAY 6 MONTHS RENT AT A TIME – it is *POSSIBLE* that you could switch over to paying monthly with a guarantor, but that would need to be a discussion with the letting agency
- you will pay the first 2 months of rent to me, as I’ve already paid up to October 15 — the rest will be handled by the letting agency
- *shared* rent is going up by £100/month in october – how you split it is up to you + the flatmates, but if it’s split equally, then YOUR RENT WILL GO UP to £1533/month in October 2025
- the lease ends in October 2026, but you can find someone to take over the contract if you need to leave beforehand
- bills are not included and quite variable, but usually come to £50-70/month
