Large double room by Old Street Station

**ABOUT**
Welcome to our 2-story house in the city. Location is great, 5/10 min walk from Moorgate, Barbican and Old street stations.

The house is quite old, but it's big and well made. (But it needs a little bit more love)

**This is a guardianship. So please do a bit of research if you are not sure what that means**.
It is similar to a normal rental agreement but NOT the same. (For example, the contract is rolling but our landlord has to give a minimum of 1 month notice, if you were asked to vacate the property.)

I (Leithan) make films, David works at Amazon, and Pip is a chef. We are between 31-36 years of age.

We are all busy, so we don't do walks, pub get-togethers and movie nights, but we do catch up when we do see each other in the house. We understand that relationships are organic and do not need added pressures.

The house is closing out a transitional period. So providing we have assembled the right group, we all want be proud of our home. We encourage a housemate that will invest in it emotionally more than anything and will contribute financially to improvements where necessary. **We know London is expensive, so we are very careful and considerate when making these decisions.**

**ABOUT YOU**
We have a preference of ladies and people of colour. This is to add some balance to the group. You'll be joining a friendly home, but we agree there are too many boys here now.

It is a calm and considerate house. We don't do parties and rowdiness.

We welcome those who are proactive, kind and communicative.
Communication is most important. Any problems with the house or each other we try to fix/address as quickly as we can. We want somebody who is proactive to keep that culture going.

You will need to be a working professional and need to be able to move in by mid December

**BILLS** (included)
- Council tax included
- I'm not exactly sure what the deposit number is (I will find out) but I know it's around the £750-800 mark.

**VIEWINGS**
I want to sort this out ASAP. We also do not want to do 1000 viewings, so please send back clear, concise and warm messages to give yourself the best chance of getting a viewing.

Viewings will mostly likely need to be midweek evenings, possibly Friday or Sat mornings.
