Imperial Hall, Old St Station flat over 3 floors

The property:

This is a three floor apartment. Following the pictures: the first room is Reception Room 1. Here are a few chesterfield blue leather sofas, a cloakroom area, and a chest of drawers. You then cross a bridged staircase to Reception Room 2. Photo 3 shows the view looking into the flat from Reception Room 2. Here there is a sofa, and the projector. You then go down a set of stairs to the Dining Area. Here there is a 6 seater dining table (which can be extended).

This is just off the kitchen which is newly fitted. With a fan assisted oven and hobs and microwave. There is no gas cooking however. There is a dishwasher. There is also a washer/dryer in the kitchen area and a wine fridge (though I don't drink so this will be yours!)

There is then another staircase through a door beside the kitchen, and off the dining area. This leads to the lower ground floor where the bedrooms and bathroom can be found. One room is ensuite and has its own shower and toilet room. The other is not. The ensuite is the room up for rent. I sleep in the other.

Both bedrooms are fully furnished with new beds, and underbed storage drawers. Side tables, and brand new fully fitted wardrobes. There are very large tall windows with a door out onto the small garden in each bedroom. The curtains are black out and thick. The Ensuite has a shower, sink and toilet.

There is a porter at the front door to the Building. Parking available. And a communal rooftop area. The flat does have an outdoor patio area off the bedrooms but it's not big enough to run around in. I have however put in some flowerbeds and laid a (sadly because of light restrictions, artificial) lawn.

There is no gas, and no water bill. Broadband is included in the rent. Electricity Bills and Council Tax are not included but will be shared equally. They currently stand at £166 total in council tax a month to be shared, and the electricity bill can be between £60 to 80 a month total to be shared.

For a single tenant it is £1500 a month. Happy for that to be split among couples. I would consider £1400 if you prove to be amazing.

A bit about me.
I'm 26 and work in law for a social media start up. I like to keep busy, whether with work or seeing new places. I like things to be tidy, especially at home, so it would be nice to share with people who are the same and clean up after themselves. I'm a terrible cook so please don't have any expectations, but if you fall ill, I'll definitely bring you soup and night nurse!

I have a projector, and PS4, which I'm happy to share (if you don't delete my one save game from Star Wars Battlefront). Otherwise there is no communal TV or TV license.

There will likely be a pull up bar just left on one of the door frames (happy to give you a crash course and let you use it), but otherwise I'm not a weightlifting gym nut, but I do like to keep in shape.

I listen to all kinds of music. But never play any loudly - I don't go clubbing and don't drink - it's just not my thing. I don't mind if you do, but please don't come back drunk every friday/saturday/ any day really...! I'm a bit of a field mouse and well known for a silent footing and would prefer the same.

Please don't smoke. The smell is horrid, and London air is already filthy as.
Please like green things and plants. There are plenty in the flat and they hopefully keep the air fresh.

I love pets, but the landlord doesn't, so sorry, no pets. But I'm happy to negotiate with the landlord if you wanted a cat!
