Description

The Bedroom:
The bedroom is bright and furnished with a high ceiling. Furniture includes a double bed, 2-door standing wardrobe, set of drawers, tv/book unit, mirror & bedside table. There is enough space in the room for a desk (desk shown in picture not included) and other storage if you need to bring that with you.

The Flat:
The flat will be available to move in from November 1st 2024 - when my current housemate will be moving out.
Lovely two-bedroom conversion ground-floor flat on a quiet street situated between Brixton Rd & Clapham Rd. The flat is furnished. The two bedrooms are situated towards the front of the property. The flat has one bathroom with combo bath/shower. Open shared dining & living space as seen in pictures. The kitchen is cosy but perfectly functional & equipped with Bosch appliances including gas stove top. Flat also has it’s own private courtyard garden; perfect for summer BBQs whilst enjoying a drink under the giant palm tree. We also have a cellar! It’s not necessarily the most inviting space, but it’s perfect for storing large & obscure items rarely used. Whilst most pieces pictured are staying, a few things belong to my current housemate who is leaving. If you’re worried anything pictured is not staying, please contact me.

Shared Bills (not included with monthly rent):
Water - £40.49 (£20.25 each)
Gas & Electricity (use dependent rates)
Council Tax - £166 (£83 each)
Internet - £26.99 (£13.50 each)

Rent / Deposit:
- Rent is £1001 pcm not including bills
- Rent due on the 1st of each month by bank transfer to agency

**CURRENT CONTRACT**
My current housemate is leaving breaking contract and leaving early. You would be taking over his current contract which is due to end 25th March 2025. I have lived here since September 2020 and the landlord has given no indication the current tenancy won't continue beyond March 2025.

- 6 min walk to Oval station
- 14 min to Stockwell station
- 16 min walk to Vauxhall station
- Flat is located between Brixton Rd & Clapham Rd with multiple bus options

Local Groceries:
- 5 min walk to Tesco Express

About Me:
I’m a 32 year old male professional that works Mon-Fri day hours in healthcare. I’m clean & tidy and would value those qualities in a housemate. I am gay so this is definitely an LQBT+ friendly flat. Can usually find me pottering in the garden, at the gym or out with friends. It’s important to me that I get along with my housemate & very happy to go out for drinks/dinner whilst also respecting each other’s quiet time. I know we all have busy lives & our own things to do. This isn’t a party flat but I enjoy a good night out on the town.
