Double room in 3 bed flat -flex early Sept move in

We've lived in this gorgeous, bright, clean 3 bedroom flat since September 2023. Location is great, neighbours are quiet and our landlord is super helpful. When we moved in, it was freshly painted and had new carpet put in throughout and so we really try to look after it - see snaps 😉

Our flatmate Ben is moving out early November to be closer to work and so we're looking for a clean and tidy friendly guy to take his room. Please note we are not considering girls for the room sorry!

Sam:
35, South African / Australian and have lived in London for 8 years. I work as an Executive Assistant at Live Nation, 2-3 days in the office, a little travel during peak Summer festival season - I love it! If you're after concert tickets I can usually wrangle us some goodies. I also own all the plants in the pics, take plant mum life seriously haha
Robbie:
30, also Aussie, but with a British passport. Moved to London in April of this year and comes from a Marketing background workwise. Friendly cheerful good egg. Sports fan, plays some rugby, travels a bit (for play not work) and is a bit of a movie guru. Excellent company.

Both of us live quite similar lives. Weekday evenings are pretty low key: catching up with mates, Hinge dates with varying degrees of success/cringe or watching a bingeable series. We also both train 4-5 days a week, health and fitness is something we really enjoy. Probably as much as we enjoy eating haha. If we’re home at the same time we love a good catch up while we cook dins. Weekends we're often out and about with our respective friends. Brunch dates, play sport, watch sport, live music, pubs, adventuring around London and anything that involves being in the sun (when the sun actually shines 🫠) and the odd weekend away. We are well past our hard partying days!

New flatmate:
Looking for another guy. Easy going / go with the flow kind of person who has their own established busy life in London. Keen to keep our home as a chilled safe sanctuary, not a noisy party house (so ideally we don't host kick ons, sorry!) Must be a non smoker and happy to keep things clean and tidy. Other than that we aren’t fussed. Would be cool if you're up for the odd movie night, Barrys class, Sunday pub quiz, chats over the hob but when you prefer your own time and space thats totally okay too. The room is minimally furnished so only comes with the bed, the chest of drawers and the cupboard.

The flat:
3rd floor of the building. 3 bedrooms, 1 bathroom with kitchen and shared lounge. There is also secure parking, bike storage and a massive garden we share with the other tenants in the building (with a fire pit for Summer BBQ’s!)
Bills come to around £100 a month each (Council Tax, Gas and Electricity, Water, Wifi, the communal stuff like dishwasher tablets / loo roll etc and our monthly cleaner who is fabulous)
