ABOUT THE FLAT:

The flat is on the first floor in a lovely Victorian building, a 5-min walk from Oval Tube station, 15-min walk from Vauxhall Tube station and railway station, and 15-min walk from Stockwell Tube station. Plenty of busses connect the area to Clapham, Brixton, Westminster, Camberwell.

Surrounding the area, there are loads of supermarkets (LIDL, Tesco, off-licenses), restaurants (Japanese, Ethiopian, Italian cafè, vegan cafè with Van Gogh paintings), pharmacies, shops, post offices, and gyms (PureGym Oval, The Gym, Better UK Vauxhall Leisure Centre). The area is also close to two major parks: Kenning Park, which is a 5-min walk, and Vauxhall Park, which is 10 mins away walking.

The flat has a nice and cosy living room with a huge bay window, two sofas, a table and chairs perfect for hosting friends/guests. It is bright and there is a lot of light coming in all year around. There is also a kitchen with all appliances (microwave, oven, fridge, washing machine, refrigerator). There is one shared bathroom with a bathtub, a spacious cupboard and it is close to the room we need to rent out.

THE ROOM:
It is a large room with a double bed, a bedside table, a chest of drawers, and a huge wall wardrobe. The room also faces southward and has a small outside patio/space where you can sunbathe over the Summer months if needed. The carpet is new and easy to clean. There is also a desk by IKEA. Happy to leave it to the new tenant.

ABOUT THE FLATMATE:
The flatmate you will be living with is Italian, in her early thirties. She works from home three days a week and looks after administration and operations in the Higher Education sector at a prestigious London University.
She likes socialising, travelling, chitchatting on the sofa in front of a cup of tea or a glass of wine, and loves cooking. She is friendly but also respectful of people's personal space and time. She likes to keep a clean and tidy household.

ABOUT YOU:
In your mid-twenties to late thirties, respectful, clean, kind. Professionals preferred. No couples, we are afraid. Ready to move in on 29th August 2024.

RENT: £1,055 per month, payable 1st of every month. Bills (council tax, water, electricity, gas, Internet - Virgin) are excluded and amount to approx £120/150 on top pcm depending on the season (Winter being more expensive than Summer). The deposit is £1,209.62.
The property is managed by a tenancy agency and the minimum contract is 12 months with a 6-month break clause.
