I am looking to move out of my studio flat in the Printworks building on Clapham Road as my financial circumstances have changed and for someone to take over my lease for the final year (from sometime between 1 September to 7 September - I can flex with you).

I have loved living in this flat for a year now- all the appliances are modern (smeg) and it is light and airy. It is also quiet which is a rare find in London!
Bills come to around £200 a month
The lease ends in September 2026 so the contract is for a year and a month.

The deposit is as stated, and is agreed between you and I - as this is a change in tenancy not a new tenancy agreement. I can share the original inventory. I would then give you the keys on a mutually convenient day.

You must earn 2.5 times the annual rent = £48,960 per annum or have a guarantor earning 3 times/self employment tax returns.

Required documents for referencing process:
- copy of passport
- copy of Visa if applicable
- copy of last 3 months worth of UK bank statements
- copy of university enrolment letter if applicable
- proof of current address
- email address and mobile number

This is not a negotiable price or agreement, you’re taking on my lease, not negotiating a new one - so please don’t reach out to me unless you can take it on. I was time wasted by the last potential takeover as he was signing the paperwork.
