Overview - Oval, £780-820pm all in, room available from 19th March!
Viewings starting w/c 23rd Feb :)
Hi everyone!
Myself (Cole, they/them), Brains (he/they), and Ella (she/her) are looking for a new flat mate to join the lease in our lovely Oval house from 19th March.
The self-indulgent section about us
Cole is a design executive, creating immersive learning events to bridge the gap between uni and workplaces; Ella is a freelance events manager and production coordinator across multiple sites throughout the year, and Brains works in theatre as an actor and as a stage manager, predominantly working in immersive theatre. We’re a good little group of pals, enjoy watching rubbish films together and giving our undying love to our cat son, Jason Bourne, but also equally respect our own space and like having our alone time. We’re not a big party house at all, much more gentle sanctuary chill energy. We’re looking for a tidy and friendly person (no couples and also no more pets, sorry!) who will get along with us in the house and enjoy having snacks and takeaways together if you fancy it!
The house
The room is on the first floor of the house, with big windows and lots of light. It comes furnished with a double bed, chest of drawers and a wardrobe. The size is 3.7m by 4m.
We have a small but cosy living room (which we currently use mostly for laundry but are looking to make into a much more cosy nook, plans upcoming), separate toilet/bathroom, galley kitchen and then a huuuge garden that gets lots of sun during the day, we also have a little fire pit out there which is lovely for having a few friends over in the cooler months. (Is it perfectly tidy right now? No. But that’s what spring is for.)
The location
The area suuuuper great! It’s just off Vassall Road in SW9, an 8 min walk to Oval Station (love the Northern line), loadsa buses close by, and a veritable selection of shops (Tesco Express, Co-op, Spar, some good offies) all 5 minute walk away. There’s also a large Tesco / Morrisons / Lidl 15-20 min away in Camberwell. Also there’s a GP right around the corner and two pharmacies nice and close. We’re also super near Brixton & Camberwell so lots of great pubs and food, and it’s a safe area in a kind of cul-de-sac, so not many cars going past. (We're also super close to Cable Cafe if that piques your interest.)
Accessibility
The home has one step up plus a lip at the front and back door, a step down from the back door into the garden, 16 stairs to the upper level where the bedroom and the bathroom is. We don't have a buzzer or a bell, just a door knocker.
The rent & bills
The rent is 675pcm excl bills, and we also require a month’s deposit (675).
All in, the cost is approximately £780-820 per month, depending on the time of year (gas & electric are on a meter and are topped up whenever they get low, and water is higher in the winter and less in the summer). This includes council tax (band D), water, gas & electric, a fortnightly cleaner, wifi, TV license, and bulk-buys (we do toilet roll, hand soap, washing up liquid etc, and we put all of this on a house splitwise). Happy to provide a breakdown of current expenditure (though obviously some bills will go up with inflation as our contracts renew) if you so wish!
Our rent is paid at the end of each month, so you’d be paying half rent & bills for the move in date of 19th March to the rest of the month.
Our landlord will require a UK guarantor (UK based person who owns property), proof of employment, previous reference & one month’s rent advance (£675). He also does accept benefits alongside a UK guarantor.
Please drop me a line with a bit about you and from there we’ll send out a google form (sooooo unbearably organised please bear with us) to both A) share this little message and some details with Brains & Ella, and then B) sort potential viewings etc. Essentially we’re going through me and then I’m disseminating the info to the other housemates, if that makes sense. We’re looking to do viewings in the next week so let me know if you’re interested!
Best,
Brains, Ella & Cole x
