Bedroom with own bathroom in large 2 people flat

About the room:

The room is a large single, small double room, (there is space but it's rather long than square hence doesn't exactly fit a queen size) but large enough for a desk or for exercising / gym.
It comes with it's own corridor and main bathroom in the flat that I never go to. I have the other room slightly larger and more boxy with a small ensuite bathroom.

We also have a great living room, with two sofas, a desk and a TV as well as a big dining table and a great kitchen with many appliances. --PS: We don't have a postmodern roman picture as the main decoration we have simple TV in the middle lol--

The flat is on the second floor at the end of Gloucester Terrace which is literally 2mn from Paddington station, the big Waitrose and 7mn from Hyde Park.

I love the place and unfortunately my 3 years flatmate Bianca will be moving soon. I'm looking for someone to replace her. I work in the City and WFH maybe 3 times a month / once a week. I work in finance as a Trader so start early and finish early. I'm clean and don't party in the place, nor do I have friends over here too often, you might see my girlfriend though one or two weekends per month at most.

I play Tennis twice a week at Hyde Park, I'm often in Paris on the weekends, like to go for a run on the weekends or travel somewhere. I cook a few times a week but nothing too fancy, I watch Rugby and F1 occasionally and the big national football games. I have my own TV in my room so you can put what you on in the living room, happy to have something in the background!

About you:

Hopefully someone that is nice, clean and likes the place as much as I do. I don't have many requirements apart from being well behaved, trying your best to help around in the living room / kitchen. Preferably someone that also works in the office several times a week and doesn't party too much / have too much friends over as long as it's reasonable.
I would rather have a female person as I think it's easier to interact with and also have boundaries, I lived with Bianca and a girl as well before that in Paddington and never had an issue.

I'm friendly but I generally like to leave you at your own things and have your own life etc.. Always happy to discuss or even do things together but also happy to keep things relatively separate.

There is a few extra monthly costs on top of rent, gas, electricity and internet as well as Council Tax, it's quite expensive as the flat is quite huge but I would say it's roughly an extra 150£ a month but I might be over-estimating it or including things we buy and share for the flat!

The room is available from the 8th of September to the 6th of October. And until the end of August 2026. In which case we can renew the contract.
