Large double bedroom for rent in Palmers Green

Looking to rent out my 2nd room in a flat on the edge of Palmers Green/Bounds green.

The room is a large double, with a double wardrobe and 2 sets of drawers. The Flat is only 3 years old so quite modern, gets lots of light and fully furnished. A spacious kitchen/living/dining area (dining table incoming!) leads onto a decent sized balcony (sun in afternoon). Also a good sized bathroom, and loads of storage.

As I currently live here I’m also happy to provide any further furnishing if needed - there is ample space for a desk in the bedroom if needed.

Flat is less than 10 minutes walk from Palmers Green/bowes park stations(overground line into Moorgate) and Bounds Green/Arnos grove tubes (Piccadilly line) so good all round commuting.

There is one parking space which I currently park in, however happy to discuss this - also happy to share car for trips to shops etc and if needed can also look into insurance if we get on well and you would need it.

I’ll be honest with the drawbacks - it’s a 3rd floor flat with no lift but good exercise anyhow! There is also a little traffic noise from north circular but not really noticeable. It also gets sun all day which is lovely but can get warm.

A bit about me - 30y/o accountant who works in advertising, wfh mon/wed/fri in office tues/thurs. Bought the flat last year and have lived with a few mates so far, before that was renting with mates in other parts of London since uni.
I’m pretty chill, enjoy keeping active with gym/running/tennis/golf so if you enjoy these a bonus! I’m quite clean and tidy but not ocd about it, also enjoy cooking and trying new foods. Always up for socialising and getting out but equally happy cooking a nice dish and binging Yellowstone. Love pets but don’t have any - massive bonus if bringing one (but no spiders please!). Occasionally look after my mums dog but this is negotiable if you don’t like dogs. I am also a smoker but only ever outside.

Ideally looking for a working professional around same age bracket, who’s respectful of space/work etc but also happy to socialise and maybe share cooking etc - also great if want to go play some sports/gym or grab a drink etc. Happy if someone wants to come in and maybe put a little of their own touches to flat and really make a shared home as such, rather than just hiding in their room (although appreciate everyone’s need for their own space)

Price is 875 which includes all bills (council tax, gas/electricity/internet/tv (I have all accounts like Netflix/Disney/Amazon/sky sports)) and as I live here I’m happy to be quite flexible on letting periods/notices/contracts.
