Description

Large double room in lovely queer household in quiet and sunny Palmers Green (Zone 4). Room is unfurnished but if you would like a desk or chest of drawers I am up for leaving those behind.

Living with 3 others, the house has a huge communal living, plus dinning room, kitchen (recently renovated) and small conservatory that opens out into the beautiful garden. It has one bathroom, with an additional toilet upstairs. The room overlooks the back garden.

Transport
5 mins walk from Palmers Green train station which will take you into Moorgate in 25mins, via Alexandra Palace & Finsbury Park, there are also buses that take you to Wood Green tube or Turnpike Lane tube (Piccadilly Line), or up to Enfield in the opposite direction.

The area
Palmers Green is generally quiet and residential, with a main high street (3 mins walk away) with a large number of cafes, shops (including some EXCELLENT charity shops), supermarkets, post office, pubs and more.
There are some truly beautiful parks very close by - Broomfield Park (under 10mins walk), Arnos Park (20mins walk), Grovelands Park (30mins walk), and we are also a short bus or train ride from Alexandra Palace.

Access
The front of the house is only accessible via steps. There is a back entrance through the garden which has one step down and two steps up.
The room is on the first floor accessed via stairs. The rest of the house is all on one level, including the bathroom.
There is shared a parking space at the back of the house.

Money
Rent for this room is £775 a month.
Bills come to roughly £195 a month.
Council tax band E
Deposit is actually £836.50 as it was originally split equally between the 4 tenants, but as all the rooms are different sizes rent for each person differs and is based on room size.

Who
We’re an all Queer / LGBTQIA+ household, working in the arts, fashion & hospitality, so ideally looking for someone similar. Everyone has very different working schedules but open to house dinners, hangouts, gardening etc. when schedules align.
We all take responsibility for cleaning and maintaining the communal spaces (we have a cleaning rota), so looking for someone who will happily slot into that.
There are currently 3 cats who live in the house (but they won’t be staying!), so the landlord is open to pets if you ask..

Please note any new tenants will need to:
- Go through reference checks via the agency,
- Provide ID, 6 months payslips, 6 months bank statements and proof of previous address
- and if you are self-employed you will need to provide evidence of a guarantor.

Move in date flexible but will need to have someone in place by the 27th July at latest.
