**Comfortable Room for Rent in Park Royal/Hanger Lane Z3**

Are you looking for a cozy and friendly place to call home? Look no further! I have a comfortable room with a double bed available in the vibrant Brent area.

**Location:**
- Conveniently located with easy access to public transportation:
- Hanger Lane Station (Central Line): 12-minute walk
- Park Royal Station (Piccadilly Line) : 8-minute walk

**IMPORTANT**
There are current cladding works going
on for this building that are unfortunately expected to finish in June 2025. The building works tend to start at 8.30am so this room would mostly be suitable for someone who works in office a lot or isn’t home in the day mostly

**About the Room and Apartment:**
- Decent size room with a double bed, desk, and chair, small wardrobe and side table.
- Shared living room with access to most TV subscriptions. Feel free to use the utensils and ask me if unsure of how to use certain appliances. I would suggest in general due to the small kitchen area and size of room that the preferable tenant would not have too many possessions.
- There will be a small cupboard space for them in kitchen.
- Some limited space to own storage cupboard (mainly cloak wardrobe) which is almost like a wardrobe space right outside room
- Main bathroom predominantly (but want to emphasise not exclusively) for your use (with a second cat litter box inside for my gentle, friendly cat). Just to reiterate, please don’t be afraid of my kitty, she is a timid cat with a playful nature and might play fight with light bites but loves company!
- Access to a shared balcony once cladding works are complete. (Unfortunately I don’t have any update on this yet.)
- Building amenities include a gym and courtyard and access to the residential gardens.
- My preference would be someone who not is not too loud with music and tv etc as I suffer misophonia due to my ADHD and would appreciate this being respected.

IMPORTANT INFO
I have 5 packing boxes and some other smaller things in the living room so apologise for the unappealing aesthetic but storing them for a friend until he comes back in September to move to his new place.

**Living with Me:**
- I am currently home a lot due to a previous career break but looking for a hybrid role to be able to be at home for my kitty and be able to have the socialisation in the office.
- Please note my office space is in the living room.
- Looking for a responsible, clean, and tidy flatmate (preferably a professional)
- Must be comfortable with my gentle and timid cat; occasional assistance with her care may be requested when I'm on holiday but this is not a dealbreaker.
- Respect for noise levels and my sleeping schedule (usually around 10 PM).
- Visitors are allowed occasionally (please let me know in advance), but this is a peaceful home, not suitable for house parties.
- I was a professional in the events art industry and consider myself an ambivert. I enjoy both social outings and quiet nights at home.

**Additional Information:**
- Most utility bills included (except council tax, B and D).
- LGBTQ+ friendly household as I am trans feminine m.
- Seeking a flatmate who is not only a cohabitant but could also be a potential friend.

**Note:**
- The building is currently undergoing cladding works expected to finish in a year. The balcony is temporarily unavailable, and there might be some noise starting from 8:30 AM, making this room ideal for office workers preferably
