Hello,

My flatmate’s room is available for rent - specs are below - please read the whole thing before you send me a message!

The room is
- A small-ish double room available from the 25th of October
- Rent is £842 (deposit is roughly the same amount)
- Bills are around £135-£165 depending on the time of year
- It is partly furnished - you will need to buy a bed and mattress

The room is located on the first floor in a safe building. It is around the corner from Rye Lane. It is a very lively area and safe at night! There are many bars and restaurants in Peckham Rye. Also lots of supermarkets, gyms etc. so you never run out of options for things to do. The train station (with quick links to Victoria, London Bridge, Blackfriars and St Pancras) is a two minute walk and there are many bus stops nearby.

This is a quiet, peaceful home and you will be sharing with just me (this is not a party house). There is a bright living room with large windows and a kitchen. I have half a bathroom which means that you would be using the other bathroom most of the time (I only use it to shower). There is also a bike shed.

It is very important that the new tenant is someone super clean and respectful. This means helping with splitting the bill for things and with chores around the house, helping with the cleaning rota every two weeks, and someone who cleans after themselves after cooking etc. This also means respecting shared spaces and being aware of loud noise etc. This is a peaceful flat best suited for someone who wants to keep making it feel like a home 🙂

About me: I am in my late 30s and work at refugee charity. I’m open-minded, friendly, independent and fairly quiet. I like reading, art exhibitions and theatre, watching films, meeting friends, travelling. This home would suit someone similar - someone who’s quite happy to socialise on some days but who also has their own life going on. I tend to work long hours so most days I just relax in the evenings.

I wfh around 3 days a week, mostly from my own room. There should be enough space for a small desk in the double room if you also wfh. Just FYI that the living room is meant for shared used - this means not having many work calls or meetings in there as to keep it a place to rest during the day and not turn into an office.

The new tenant needs to provide the landlord with 2 references and pass a credit check. Rent is due at the 1st of every month, so when you move in you need to pay the remainder of October’s rent pro rata then the full month on 01/11. The tenancy needs to be renewed again on the 1st of January so you will need to sign a new contract before then too.

We’ll be holding viewings Sat-Wed from the 5th-9th of October.
