One room available in the heart of London

Hello! My lovely housemates will be moving out in October for various (happy!) reasons, so I’m looking for one new flatmate to move into the remaining room in October.

The flat is clean and modern; it has an open living room/dining room with a kitchen next to it. There is also a small balcony (as you can see in the photo) and a hallway with tons of storage space! The kitchen also comes equipped with a dishwasher and a washing machine. We also have a cleaner to comes around every two weeks to clean the flat.

The flat is in a fantastic location, just a short walk from Pimlico Underground station, and a 10 minute walk from St James’s Park. It’s also a short walk away from most nearby supermarkets as well as being near Victoria Street and Victoria Station.

There is now only one room left: the larger room, which is £875.00 per month. Bills are paid separately and will average out to around £65 per month. The room also has a 5-week deposit payable upon moving in, which is held in a standard secure deposit scheme. Although the ad says that the room is unfurnished, this is only partially correct as the room will keep most furniture except the bed.

I am looking for clean, friendly, and respectful housemates; ideally professionals working full-time and with 9-5 working patterns, but this is not an absolute necessity. Ultimately, it’s more important that we can get along! I am planning on staying here for some time so I’m looking for people who will treat the flat as a home, rather than a hotel/bunkhouse. LGBT applicants are very welcome but not vital, though LGBT-friendly is a must, at the very least. Pets may be considered, but it would depend on the type and size, and permission to keep pets is fully at the Landlord’s discretion.

While this is a friendly flat and you’re welcome to have friends/family/partners over to visit, this is definitely not a party house; we live next door to families and elderly tenants, and we want to be respectful of those living alongside us. For similar reasons, no smoking or drugs are allowed in the flat.

In terms of myself, I am friendly, clean, and pretty quiet. I like having my own space but I’m happy to have a chat in the living room/kitchen if people are feeling sociable. I am also a pretty big nerd so I tend to spend a fair bit of time on my computer, playing games, streaming shows, reading/listening to books or, occasionally, baking. I am also a trainee solicitor, so I may have the odd (or many) late nights at work!

[EDIT] Ok, I have received a LOT of interest in the flat, to the point where it's pretty much overwhelming! As such I'm afraid I'm going to have to limit myself to contacting the people who I feel might be the best fit given the description above (particularly the parts that the landlord stipulated - professionals, smoking, etc.), otherwise I would not be able to respond to everyone. I'm really sorry if I don't get back to you but unfortunately I just don't have enough time in the day to reply to everyone at the moment!

[EDIT 2] The small room has now been taken, so only the large room remains. Additionally, I realised after rechecking bills that I may have substantially overestimated the monthly bills, so I have reduced them accordingly (they now average out to £65 per flatmate).
