Hi guys,

Looking for someone to take over my contract in a four bedroom flat in Pimlico.

It's an awesome location: 5 minute walk from Pimlico Tube Station, 10 minute walk to Victoria Station. With good bus links to Victoria and pretty much anywhere in Central London. There's a Tesco Express 2 minutes from the house and you're a 10 minute walk from a massive Sainsbury's superstore. There's a lot of pubs, restaurants and shopping venues from nearby Victoria with Chelsea and Kensington being a 7 minute tube journey away.

The room is a nice single room with a built in wardrobe and comes fully furnished with a bed, small book shelf and a chest of draws. The Landlord is pretty lenient about swapping furniture out. There is also a cupboard in the hallway for the rest of your things. There's a balcony where you can hang out laundry (or entertain guests) and the kitchen is usually used as the catch up place for meeting in the evenings.

There's a separate toilet and bathroom (so no waiting if someone's in the shower) and Parliament is a 15 minute walk away from the flat (it's a pretty good running route if you're into that).

FLATMATES: You'll be living with Lena, a 26 year old Paralegal originally from China, but completed her LLM at QMUL.
Hebah, 18, originally from Dubai but spent most of her life in Gloucestershire. Degree Apprentice working for the Civil Service in the Department for Business & Innovation
Emily, 18, from Essex, also a Degree Apprentice working for the Civil Service in the Health Department.

Pretty chatty girls, they like catching up in the kitchen in the evenings, and spend the occasional weekends going out together. You don't have to be the most outgoing, just make sure to keep the group chat updated with questions!

BILLS: The room is £650 a month with £9.99 for Broadband and £11.25 for Gas & Electricity. I was exempt from Council Tax, so I'm not sure how much it'll cost.

DEPOSIT: 5 weeks rent, though I'm willing to split the cost or negotiate the amount: we'd have to see. For referencing, the landlord will need three months bank statements to show that you can afford the rent, no other references required. I'll cover the costs for any additional fees.

I've also paid this month's rent, so if you're looking to move in right away, I'm happy to split this month's rent in half!
