Seeking 3rd flatmate to join 3br riverside flat

*Boop!* A wet nose of a golden furry lovebug just greeted you after unlocking the door to a three-bedroom flat with River Thames and garden views, 7 minutes from the Pimlico tube station. You just made your way through a colourful flower garden and tree-lined brick pathway, and took the lift to the 8th floor of a historic building with fascinating history. Colorful sails belonging to Westminster boating base across the street flutter around the Thames during a training session – viewable from the lounge as you unwind from the day on the sofa.

Me (32) and Lara (34) are seeking a third flatmate for a three-bedroom unit with River Thames and garden views on the eight floor (lift available) of the Dolphin Square estate. The property boasts 3.5 acres of communal gardens, and also has gym access for an extra fee. Tenants can apply for a residential parking permit if they have a car.

The flat is light-filled, spacious, and comes with an updated kitchen, which includes a dishwasher, a washer AND a dryer. We are definitely giving consideration to a third flatmate with another pet should they get along with Lara’s golden retriever (he is very social!) – this flat couldn’t be more perfect for dog owners with St. George’s Square dog park 2 minutes away, Battersea Park 15 minutes away, and the Dolphin Square gardens at our doorstep!

The remaining room is available Nov. 15 after sadly losing our current flatmate to adventures south of the river! The flat’s layout includes three bedrooms of various sizes with closets, a lounge, 2 bathrooms, a fully equipped kitchen, and two large storage/linen closets – perfect for towels, suitcases, toiletries, bags, you name it. The largest/master bedroom with an ensuite bathroom is occupied by Lara. The other two bedrooms share the storage closet and a bathroom. Of the three bedrooms, the middle-sized room (garden views, shared bathroom) is available and is £1,353 before bills. The Dolphin Square estate uses a central heating system and heating bills are quite low comparatively. Some of the photos picture communal furnishings that might leave as our third flatmate moves out. That being said, the bedroom can be furnished (via Dolphin Square) or unfurnished! The flat is within the Westminster Council tax band.

Pimlico tube station is a ~7 minute walk away/0.3 miles. Also within walking distance are some of West London’s best gems: Battersea Park, the Tate Britain, St. George’s Square, Gail’s coffee, and more. Cue the rainy-day museum visit, pub quiz nights around the corner, and soon-to-be amazing fall foliage of this leafy section of London!

About Annalisa (31, American): Annalisa is just finishing her MSc. at UCL after working for seven years in higher education administration and will soon be entering the working world again! She enjoys reading, animals (fulfilling the adoring auntie role!), being active, sailing, and exploring London.

About Lara (33, British): Lara is a solicitor in the City. She loves spending time with her golden retriever, going out for walks, or for a couple of drinks with friends, going to the gym and when she's not working long hours, Lara likes to sketch or paint.

We are looking for someone who shares our values of making a sanctuary that feels like home, but also enjoys a fun but respectful vibe of the living space. Lara and I appreciate the community aspect of a shared flat (we love living here!) and would ideally like to find someone who is keen to add a sense of warmth and sharing of responsibilities – it can be a harsh world out there, but inside our flat you can find a sense of home and belonging. We both enjoy a good cup of coffee, exercise, dog snuggles, movie nights and accessorizing our outfits with the occasional strand of dog hair. Having someone live with us who would also enjoy shared experiences around these things would be nice, but we also respect and value personal time and privacy. Lara and I each plan to have overnight guests at the flat on occasion, so ideally the person joining should be okay with that. We are both incredibly considerate people and would ensure any guests are not disruptive to the rest of the household.

Please note that starting Jan 2025, we will be on a rolling lease, with Dolphin Square giving us two months’ notice from when we need to vacate the flat for planned works being done. The estate is redoing all flats and we are hoping that it will be at least Spring or Summer (or Fall??) before they get to ours! It is likely that there will be raised noise levels as works draw closer, hence why Dolphin Square has given us such a nice deal of affordable rent for the kind of flat we have. The works take place 8am-4pm, M-F. We’d like for our third person to be willing to be available until we are given notice that we need to move out.
