Council Tax - Band C - MUST HAVE INCOME OF ~£24,000, PROOF OF RIGHT TO RENT, AN INCOME REFERENCE & A PAST HOUSING REFERENCE TO PASS REFERENCING FROM THE ESTATE AGENTS

This is the initial video tour we were sent when we moved into the house.

**Bills estimated to be around ~£150 (Council Tax/Water/Electric), move in date is somewhat flexible & you can begin to move your belongings into the property prior to your move in date. Expected to be ~late April/Early May

A lovely double room in a 3rd floor apartment in East London with a large wrap around balcony

Flatmate 1 is a 26 year old girl who works in central london, interests include music, gym, TV shows/movies.

Flatmate 2 is 29 years old, his main interests are music, he listens to a lot of music and enjoys concerts and festivals and well as playing instruments. He is a vegan but he is very respectful of others with different diets.

Both of us are very friendly and sociable with respect for other people's space. We occasionally do movie or TV nights in the flat, in the summer we also do these movie nights on the balcony. Game nights, restaurant trips, pub nights, the occasional club nights out are things you may happen expect from the house. Although obviously none of these activities would happen in a way that would disrupt your work schedule.

You'll share the bathroom with one other person (the female housemate) who is very clean. There is a washing machine & a dishwasher. Each person gets one fridge shelf and one freezer shelf.
Door access is quite secure, a fob & a key. There is a door entry system with video camera and intercom.
The Fibre Broadband is already paid for by one of the existing tenants. Electric, Water and Council Tax are the only bills which will require paying.

Strong travel links include District/Hammersmith via Plaistow & Jubilee via Canning Town or West Ham, furthermore we are directly on more than 24 hour bus route.

The pictures on the advert are of the flat how it looked prior to us moving in, it is basically the same.

The room you would be staying in is as pictured but the mattress which was sealed and new when we moved in last year has been used.

Neither of the flatmates smoke and there is a no smoking inside policy, but smokers are free to use the balcony which they can access from the kitchen/living room area, it is a very nice outdoor space with wooden decking.
