The property was fully refurbished to a very high standard in 2023; and has since been meticulously maintained. The property is also furnished to a high standard and is ready to move in, as is.
Boasting over 1000 square feet of living space, the apartment benefits from double height ceilings and a south facing balcony with panoramic views of south east London.
With panoramic windows in the massive open living area, the apartment is flooded with natural light all year round.
Both bedrooms are large doubles; however, the larger of the two might be considered to be exceptionally large; hence the small difference in rates.
The larger room has a super-king bed and the smaller room has a king-size bed. Both rooms have cupboards and chests of drawers.
As good as the photos are, they really don't do the property justice (especially when it comes to the size of the place)… As such, in person viewings are highly recommended.
Until now, I have been renting out this property for £2400 pcm plus bills (c. £350 pcm); however, I am significantly reducing the rent in order to compensate tenants for the fact that I cannot guarantee a long let, as the property is on the market for sale... And of course, tenants will be obliged to keep the apartment in a presentable state (clean and tidy) in case of viewings.
It is worth stating that the housing market usually grinds to a halt through the winter months, so viewings over the coming months will likely be few and far between; and even when a buyer has been found, the completion process on average takes from 2-4 months; so I do expect tenants to be able to enjoy the property for at least 6 months, maybe more.
The contract will essentially be a rolling monthly contract with a 2 month notice period (i. e. 3 month minimum rental period).
The Spectacle Works development is a private, gated community, located in a vibrant area, that has numerous parks and nearby amenities.
The greenway, a dedicated pedestrian and cycle path that provides a direct route to Stratford and beyond is only a 5 min walk from the property; and bus links provide easy access to many surrounding hubs, such as Canning Town and Stratford.
There are numerous travel options within easy access of the apartment that bring the whole of London within easy reach. City airport is only a 15 min drive away.
Canary Wharf is 30-40 mins, door to door, by public transport, or less than 20 mins by car. When I lived at the property (over 5 years ago) I negotiated a deal with a local cab company (I believe it was £10 per trip) to drive me to and from Canary Wharf each day... The saving in time and stress, for the cost, was more than worth it; and for a comparable total cost (accommodation plus travel), I couldn't have found a property anywhere near as nice in Canary Wharf.
On street parking is available through the council; and private car parking within the development is available for a small fee (c. £50 pcm)… The apartment does not have its own dedicated parking space; but other property owners within the development are usually willing to rent out their space, hence the additional fee.
Within the gated development there is a secure bike room.
The apartment would ideally suit two young, sociable, clean and considerate professionals.
