About the Property:
This spacious double room is located on the second floor of a four-bedroom house. I am looking for one individual to maintain a lower occupancy but willing to let to a couple for £1100 PCM. The room includes an HD Smart TV that connects directly to the internet via an Ethernet cable or WiFi, providing the freedom to stream high-definition content on YouTube and play games online. The house is clean, tidy, and the room is well-furnished with multi-storage ceiling-high wardrobes, making it cozy and practical. Please refer to the floor plan for a better appreciation of the space.

Location:
The house is ideally situated just 2 minutes from Langdon Park DLR station and 4 minutes from All Saints DLR. It is also close to Chrisp Street Market, which is undergoing a major redevelopment, including a new Co-operative supermarket, Iceland, and other outlets. A Tesco and a gym are within a 2-minute walk from the house. There is also a bus link to Mile End Underground station.

Amenities:
The house features a rear patio area for tenants who smoke, a large kitchen with a six-hob gas cooker, washing machine/dryer, microwave, and a large fridge freezer. There are two bathrooms, both with exceptional showers. Each tenant is allocated individual cabinets in the kitchen and bathroom for convenience.

Rent and Utilities:
The rent for this room is £850. per calendar month. I will consider a couple or two friends, for £1100 PCM. it's inclusive of all bills (water, TV license, high-speed fibre optic internet, council tax, gas, and electricity). Cleaning of communal areas. A one-month rent deposit is required in advance, which will be secured in a government-approved deposit scheme. Please note, the deposit cannot be used to cover the last month's rent as its protected.

Tenant Requirements:
I am looking for a professional tenant, though I am open to mature and responsible students or others who can reliably pay rent on time. Tenants should have house-sharing experience, a friendly and respectful attitude, and a commitment to cleanliness. You must also be legally permitted to live in the UK and provide references from your current employer and previous landlord.
