The house is fully furnished and fully equipped so that you can start your day as soon as you move in. Plenty of personal storage space in the bathroom, kitchen cupboards and fridge freezers too.

The bedroom size is 4.57 x 3.66m with large windows, and fully furnished with a double bed, a mattress and a mattress protector, chest of drawers, 2x 3door wardrobes, dressing table and chair, desk light, wall mirror, full length mirror, magnet/white board. The tenants to provide their own bedding. This room has a River view from the window.

There are CCTV cameras installed and the image of them can be seen on the screen in the lounge room.

I am a live out landlady and we are looking for another friendly and sociable housemate who would be happy to socialise with the other girls now and then but also respect the others' privacy and space. As they all have busy working days, the house needs to be calm and relaxing place. So it is not a late night party going kind of shared house. We have a cleaner coming to clean communal areas every week but also would like the person who could keep the communal area clean and tidy. The house is HMO (A house in multiple occupation) licensed property as it's a shared house with more than 3 occupants so that the house has passed all the safety criteria and standard, and has permission and the licence has been issued by Wandsworth Council and I am a registered landlord in Wandsworth Council.

The following licenses and certificates are provided to the tenants by the landlord.
1. Housing Act 2004 Part 2, House in Multiple Occupation License
2. Domestic Electrical Installation Certificate
3. Electrical Installation Condition Report
4. PAT Testing Certificates on all the electrical items in the property
5. Fire Detection & Alarms System Installation Certificate
6. Emergency Lighting Completion Certificate
7. Gas Safety Certificate
8. House Insurance Certificate
9. TV License

The following facilities are provided by the landlord;
1. Interlinked Fire/Smoke detectors
2. Carbon Monoxide detector in the boiler cupboard
3. Fire escape/Emergency lights
4. CCTV at the front door and the back garden
5. All the door keys are patent door keys so that only the landlord can access to the company to make a copy of the key.
6. All the internal doors are Fire Doors.
7. Broadband bill included
(currently 300mb and WiFi mesh system & routers in the rooms)

10. A cleaner for the communal area weekly. (the cleaner may take an odd day off, then no cleaning in that week, but she is very reliable so only happened once)

12. Monthly supply for washing up liquid, toilet rolls and rubbish bin liners. (if run out, tenants to buy some more)
13. Washing machine and tumble dryer
14. Sofa, dining table and chairs, and a smart TV in the lounge/dining room onto the garden- very sociable layout and area
15. 1x bathroom with a bath, separate shower and WC, 1x shower room with a shower and WC, 1x Garden WC.

The tenants are entirely liable to pay for and managing for Gas and Electricity bills. This includes entire usage of all the electric and gas items in the property provided by the landlord, and the bills are shared bills between all the tenants using pay as you go meters (approx. £20 during summer and £40 during winter/month, depends on the season and usage) so that there will not be any problem over the bills between the tenants when you move in or move out.
