There is a total of 2 rooms in the house, one is rented by my partner and I, the other one is the one you will rent. Putney is a nice area, we are both professional and we are looking for a professional to join us. We have a regular schedule mon-fri and we work a lot from home. We need quietness and cleanliness of the common spaces. We are respectful so we expect respect. We are Italian and we are very friendly. We have been living in this house for 4 years now, so it’s like home for us. We know the landlord very well and he knows us, nice person, always available, the rent has never been increased since we started living here 4 years ago. The contract will be for the full house (no contracts for rooms) with all names in it, so you will have proof of residence if you need it, such as council tax in your name etc etc.

The house full rent is £1925, when we moved here in 2020 there was this division with prices: we pay £1015 because our room is slightly bigger. As mentioned above, the room for rent has its own bathroom with bath tub, as you can also see in the pictures. There are two separate living rooms, divided only by some stairs, so it's technically one big living room, but each of us would have their own space, as it's always been since we moved here.

The total deposit of the house is £3000, we already paid half (£1500) when we moved here. This is something the landlord decided of course, and it's always been like that. The deposit of the new tenant will be paid to the landlord and you will agree with him everything. Since we have been living here for 4 years, we manage the bills accounts and we are going to keep it that way. We only have electricity and gas to pay for, plus council tax. We do not pay for water, it's included in the rent as the landlord always had a good rate which would be more if it was on the names of the tenants.

Regarding the broadband, we have to talk about this, the previous flatmates did not need a broadband, they used their own routers. Since we work from home quite a lot, we have a modem connected directly into our room, because we have some network attached storage hard drives. This means that it would be quite far for the other room to use the same broadband. There are some solutions we can try to work this out.
