Hi All! My flatmate needs to move out for a new job and we are looking for someone to take over her room in our 2-bed flat in Putney from mid-December although the move-in date is flexible.

The price is 1000 plus bills (around 125) and the tenancy is until the 18th of June.

The flat is conveniently located:

- 5 mins walk to the East Putney tube station, Putney rail station and bus stops
- Lidl, Waitrose, Sainsbury, Coop nearby (all up to 10 mins walk)
- a number of coffee shops, restaurants, pubs, and other stores
- many gyms and yoga studios around
- cinema, swimming pool and others

The room is more spacious than in the picture (the flat is 55sq m according to leaflet), has enough space to work from home, the flat has a balcony, garden, and the downstairs storage. It also benefits from Wandsworth low council tax rates (band D), which are £86 a month (43 per person). The new boiler has been installed 2 years ago so the flat is very energy efficient.

Very convenient to get to Fulham and Chelsea, Kensington, Richmond, Wimbledon and Clapham, the train takes you to Waterloo in around 30 mins, I work in Holborn and it's also easy to get there, it takes me 40-45 minutes door-to-door. Fares are zone 2. I have been in the flat for 3 years now and can answer any questions you might have.

I'm in my late 20s, work in the legal sector, do a lot of yoga, read, write, learn French, cook and knit. I like cinema, theatre and arts in general and often go to exhibitions, gigs, cinemas itd. but I also like a pub night. I am clean, social and relaxed and looking for someone similar.

Unfortunately no couples or pets, and due to referencing you must have an income of at least 30k a year.
