[Flat] two-bedroom 1.5 bathroom flat, full furnished. The room to let is the small bedroom, 10 sqm, direct access to balcony. The flatmate in master bedroom has ensuite bathroom. You will have your own bathroom and shared toilet. Living room and kitchen is shared.

[Tenancy length] From now til 24 Sept 2025. Move in asap preferred. Current contract is between landlord, flatmate and myself. I will transfer my name on contract to you through the agent (Dexters).

[Rent] The room is 315pw (1350 per month). Pay 6 months upfront to the agent (currently I have paid the rent in full till Apr 2025, so will need to pay me the amount from your start till Apr 2025. Rent from Apr 2025 till end of tenancy is payable to agent). Council tax exempt if you are student, otherwise about £1500 per year.

[Deposit] The deposit is 5 weeks rent payable to the agent and will be put into deposit protection scheme, and return at end of tenancy.

[Bills] WiFi, water, heating included, except electricity which is currently around £50 per month per person.

[Flatmate] Female student in UCL. Non veg. Clean and friendly.
