Description

Hello! I have a lovely bright double bedroom available in a delightful Victorian terraced house, located in a friendly, quiet residential road. A 3-4 minute walk to Raynes Park train station, this non-smoking, friendly but peaceful professional household is looking for a mature professional lodger. (Sorry, this room is not suitable for couples).

Virtual viewings available.

The monthly rent of £735 INCLUDES Council Tax of £100, Thames Water, TV licence, and Gas and Electricity bills.

Decorated throughout in Polished Pebble with cream carpeting on stairs and in all bedrooms.

BEDROOM:
This bright double bedroom is located on the second floor, with private access to a roof terrace. Offered part-furnished with a kingsize bed, rattan bedside cabinet and rattan 6-drawer chest of drawers. There is plenty of built-in storage: a large storage cupboard built into the eaves, and a built-in wardrobe. (Can be unfurnished, upon request)

If you need to work from home, there is also a single room available for use - perfect as a home office or if you need storage.

SHARED LIVING SPACE (shared with one other occupant):

:: Open-plan living/dining room: has a comfortable Wesley Barrell sofa, feature fireplace and a 4-6 seater dining table and chairs.

:: Large bathroom: newly-fitted with separate shower and bath, which just you and 1 other person will share.

:: Kitchen: with new electric fan oven, gas hob and extractor fan, sink and taps.

:: Walled back garden: fully paved with Moroccan-style features, which you are most welcome to make full use of.

TRANSPORT/CONNECTIONS:
Trains run every 3-5 minutes into Clapham Junction (11 mins) and London Waterloo (20 mins), and local buses (2 minute walk) serve Kingston, Tooting, Wimbledon and Morden with excellent connections to Putney and beyond.

LOCAL FACILITIES:
There are plenty of independent retailers and other stores, such as Waitrose, Co-op and Sainsbury's Local on your doorstep with delicious restaurants and bars/pubs within a couple of minutes walk, too. Also GP surgeries, NHS dentists, post office and Anytime Fitness gym within 1-3 minutes walk, with David Lloyds and a large Tesco supermarket a 10 minute walk. There is also the wonderful Lantern Arts Centre within a 5 minute walk, and a few churches within a 2-10 minute walk.

BILLS:
As mentioned above, the following bills are included in your monthly rent payment: Council Tax, Thames Water, TV licence, and Gas and Electricity bills. There is an opportunity to share broadband costs with current occupant.

Please email or text me (Callie) to arrange a viewing.

COVID arrangements: I am happy to arrange a viewing via Zoom or Whatsapp if you are unable to visit in person. Face masks are required to be worn for in-person viewings, thank you for your understanding.

Note: I occasionally work from a studio in the back garden which has a separate doorbell at the front entrance; you will not be disturbed.

(Please note: some photos were taken in the autumnal evening straight after decorating - all the rooms are very bright in the daytime. It looks far more homely now!)

On-street parking in CPZ zone: you would need to register with Merton Council to obtain a parking permit.
