Room available in 4-bed house

Hello everyone!

I am looking for a replacement for my bedroom in this lovely 4-bedroom house with lovely flatmates included! I am relocating within London and need to find someone to take my room.
Our contract goes until August 2018, but there is the possibility of renewing it for another year afterward. Rent is £645 per month, and bills are around £85/month including council tax.
The house is very nice, with a lovely open plan kitchen that has lots of storage space. It has gas central heating throughout. You will share a bathroom with 2 other people, which has a separate shower and bath. There is also a downstairs loo.
The bedroom is on the top floor, it has slanted ceilings and a nice skywindow with blackout blinds, as well as plenty of built-in storage and some space in the landing right outside. I am listing the room as furnished, but it can also be unfurnished if required.
There is a small garden in the front with a nice space for barbeques in the summer, and a space to store a bike if needed.
The area is a pretty much all-residential side of Raynes Park, very quiet and safe (I constantly walk home from work after midnight and never have had a problem).
The bus stop is 4 minutes away, served by route 57 Clapham Park - Kingston. Raynes Park train station is a 10-12-minute walk away and has services to central London (via Clapham Jct (12mins)/Vauxhall(14mins)/Wate rloo(17mins)) every 7 minutes during the day, as well as services to Surrey and beyond.
There are some cute shops and cafés in the high street, as well as a post office, a Waitrose and a Co-Op (with Amazon locker for parcel deliveries).
