I have lived in this property for the past six years and am now moving on, so I'm looking for someone to replace me on the remainder of the tenancy.

The room is a double room with a built-in double wardrobe and its own en-suite. The flat is fully furnished, so there’s a bed, bedsides, and a chest of drawers in the room. As I've been here so long, it's got all the other things you need for it to be lived in (like kitchen bits and the TV, etc.).

As the flat is a 3-bed/3-bath, we have a spare room and bathroom for friends/guests - having lived here for so long, we've been relatively protected from rent increases, and when our previous flatmate moved out last year, it was cheaper for us to stay rather than move into a 2-bed.

The flat has free access to the Royal Wharf facilities (concierge, post room, gym, pool, steam room, sauna, jacuzzi). There are also local amenities in the area, including a pub at the end of the road and a Sainsbury's Local around the corner. We’re a 3-minute walk from Pontoon Dock DLR, which connects to Stratford, Woolwich, and Bank directly, and there’s also Royal Wharf Pier for the Thames Clipper.

My flatmate Ben is ideally looking for someone who can join for a Netflix-binging session over a glass of wine and Deliveroo order but equally enjoys their own space and isn't afraid to invite their friends over or treat it like their own home. He is a local business owner with a full-time job, so he is usually quite busy but also works from home. Two cats, Hunter and Felix, also live in the flat. They are super sociable and friendly and have lived with us since 2019. They stay in Ben's room the majority of the time.

Ben has lived here since October 2017, and the contract is due for renewal on the 1st of November. Initially, this will be under the current rental agreement, and from the 1st of December, if you want to continue to stay in the property, a newly negotiated agreement with the landlord will need to be signed - at which point there's the possibility of also having a third person in the property again (if any rental increase warrants the extra split).

Rent is £1250 per month, and we have a bills kitty, which we currently put approx £230 each into each month (council tax Band F), electricity, water, heating, fast 1GB internet, TV license and a fortnightly cleaner.) The bills go slightly down and up according to the time of year, and if there's any surplus, it goes towards a takeaway or night out!

The move-in date will ideally be between 1 and 5 August.
