Description

1 large Double room available in this bright two-bedroom first-floor modern purpose-built apartment, available to rent from 11th August. (Pictures are old FYI). The flat is on Rye Lane; the entrance is at the back in a quiet mew opposite a very nice restaurant and The Palms business hub, which means 24hrs CCTV Cameras outside the building. The building has a tremendous decking terrace with chairs and a table, an excellent space for summer BBQs. A secure gate area and space for bikes - still locked, of course!

The flat is within walking distance of Peckham Rye National Rail and Overground station, close to some of the best bars and restaurants on Rye Lane, but also 5 minutes away from the outstanding Peckham Rye Common for all your outdoor activities and picnics.

The flat has an open-plan kitchen/living room, two double bedrooms, and a three-piece suite bathroom. Benefits from gas central heating and double-glazed windows. It features neutral colours throughout. The flat, which was unfurnished when we first rented it, was updated less than two years ago with new carpet in the bedrooms, fresh paint, and a new bathroom with a bathtub and a new washing machine. We've furnished the house with the usual essentials, but some of the furniture in the living room will go, so you will have space to make the flat your own.

You will start a new lease with the current tenant staying, a 12-month AST The price is £900 per month plus bills, which will be around the usual £130 per person and include water, gas, electricity, internet, and cleaning products. The deposit is £1000 and will be placed in a secure deposit scheme. Please note the flat is pet and smoking-free. The terrace is an excellent spot for that. The landlord will require references to ensure a smooth and transparent process.

You will live with Rory. He is a chef and very chilled, into music, books and the usual stuff. It is not a party house, but we have dinners and small gatherings with friends. The landlords are great, and I will miss them! They are swift to reply and fix any issues; it’s a private landlord, no agency but they will still require all the usual reference checks. The landlord and Rory would prefer someone over 30s, who is calm, clean, considerate and wants to make the flat theirs.

We have been splitting household costs and cleaning products, and we have a very flexible alternating cleaning rota, but you can discuss all this with the remaining tenant.

I am looking to sell some of the furniture in the available room: wall-mounted rails, hooks and shelves, the desk, and some other bits for a reasonable price.

If this sounds right for you, please send Rory and me some info on yourself and what you're looking for, and we can set up some viewings!
