I am looking for a replacement tenant for a spacious double room in a 4-bedroom flat located in Shadwell (E1 0SG, Brayford Square).

Available from: 20th September 2026 (flexible move-in up to 3rd October 2026).

Minimum Stay: 6 months.

The Room & Flat:
Fully furnished double room (features a small double bed, wardrobe, coat rack with shoe rack, 4-cube shelving unit, and great natural light with 2 large windows!)
The flat also includes a dishwasher, washing machine, one big fridge/freezer and one small fridge, microwave, oven, etc.)

Monthly professional cleaning of common areas is included in the rent.

BONUS: I have a high-quality big corner desk I can leave for free if desired!

Single occupancy only.

You will be sharing the kitchen, living room and bathroom with 3 clean and friendly housemates.

Fantastic location: short walking distance to Shadwell, Stepney Green & Whitechapel stations, local shops, and amenities.

Rent & Financials:
Rent: £1,083.33 pcm (+ 22.22% share of electricity and gas bills. Bills are usually around 30£ pcm).

Deposit: £1,245 (5 weeks' rent, protected in an official deposit scheme).

Agency Referencing Requirements (City Rooms):
To be approved by the agency, applicants must meet one of the following criteria:

Working Professionals: Proof of income (minimum annual gross income of £32,500), last 3 months' payslips & bank statements, and valid UK Right to Rent.

Students: 2 months' rent upfront + UK Guarantor (guarantor minimum annual income of £43,334).
