Description
I am a 36-year-old professional male, renting out my spare room, or complete flat, on a short-let basis (a couple of nights, up to three months). Each bedroom has its own bathroom.
My current goal is to rent out the entire flat from 4 Jan - 4 Feb.
Alternatively, I can rent out one of the rooms for that period, plus rent out the other room ad hoc on AirBnB.
Please note that the price is set for a short-term market.
The property is ground floor in a secure gated estate with parking, in Hoxton, on the edge of Shoreditch, around the corner from Hoxton Square.
As well as a double room, I can also rent out the whole flat, i. e. both double bedrooms. I am open to offers and suggestions, as I aim to travel more in 2023 and make the apartment available to visitors for periods of time.
The flat is very spacious and was refurbished when I moved in in summer 2014, with total re-decorating in the past 12 months. For the past few years, I have hosted more than 25 guests on AirBnB as well as both male and female lodgers. I am an experienced host, and am happy with guests of any gender.
I've had people stay for one or two nights, up to two-and-a-half years. I've welcomed tourists, actors, business people, those re-locating to London for work, while they get settled, students doing masters, and adult professionals.
The guest room is the room I have until now mainly rented out. It is spacious and bright, with a king-sized bed (mattress new in 2020) a big wardrobe, cupboard and desk, as well as bedside table and office chair. The large window looks out onto a grassy urban meadow with trees and flowers in the spring. The room has its own private bathroom and separate private WC. These are across the hallway from the room. The bedsheets are high quality. I can let only this room, or both this and the master bedroom.
The master bedroom, which I have let to guests on occasion, is even bigger, with a standard double bed, large mid-century desk with large computer monitor for home working, and brand new ensuite bathroom (installed 2022). It is dual aspect (South / West) and looks out on the grass. I can let this along with the guest bedroom.
The kitchen and living room are colourful, spacious and well appointed. Use of: dishwasher, double oven with stove/hob, sodastream, various ways of making coffee, washing machine, ironing board, iron, heated clothes dryer, high-speed broadband, Alexa Echo, Hue lights, Hive thermostat.
The apartment is just near to Hoxton Square, on the edge of Shoreditch. I ask that no drugs be consumed on the premises and no smoking. Alcohol is fine, though I don’t drink myself.
Walking distance to City of London. 16 mins walk from Liverpool Street station. 8 mins walk from Old Street Underground or 6 mins from Hoxton Overground. There is a "Santander Bike" rack just along the street and bus stop at end of the street. I keep my bicycle inside the flat, and if you have a bicycle you could do the same.
The apartment complex has two gated entrances, one for vehicles and pedestrians on Drysdale Place, one for pedestrians only on Hoxton Street. The apartment offers free parking for vehicles with a fob.
Hoxton Street offers a range of amenities, including: restaurants, post office, supermarket, grocery stores, falafel and pizza places; market stalls selling very good value produce; gyms, yoga studios, etc. At the end of Hoxton Street, it becomes Whitmore Road, connecting with the Regent's Canal (ten mins walk), which you can walk / cycle along to Islington or Broadway Market / London Fields / Victoria Park.
Hoxton Square and Shoreditch High Street, Spitalfields, and Brick Lane are within short walking distance. The location and the size of the flat make it unusual. As you would expect for the edge of Shoreditch, there is sometimes street noise on Friday / Saturday night!
I am a gay man, with a long-term boyfriend, who lives alone in Kings Cross. I typically spend 1 - 3 nights per week at his place; he very rarely stays at mine. He is a software engineer, working for large companies and I am a professional private English tutor working with affluent clients. At the moment, I do all my work from home, during flexible working hours.

Neighbours are very nice and friendly. We have a retired gentlemen on one side, and a young man, and and a family on the other side. Kids play around the courtyard.
