Hi everyone! I will soon be leaving my amazing room in Liverpool Street/Shoreditch, and am looking for someone to replace me in our flatshare. (I initially posted this ad a couple of weeks ago but am now organising viewings again after a previous offer on the room unfortunately fell through at referencing stage).

We are currently 4 flatmates, including myself - 2 females, 2 males, all young professionals between the ages of 24 and 30. We are respectful and quiet, and are going along very well - we sometimes like to go out for dinner/drinks or watch tv together in the living room, but also have our jobs/lives that keep us busy :)

The flat benefits from a very convenient and safe location:
- 4 mins walk from Liverpool street station
- 6 mins walk from Moorgate station
- 7 mins walk from Shoreditch High Street overground station
- Very close to Queen of Hoxton, Hijingo and Junkyard Golf: The area is generally animated during the weekend with a great atmosphere 😊

The flat has a shared living room equipped with a tv, as well as a sizeable kitchen with 2 fridges (1 big fridge with freezer, 1 small fridge), oven and microwave + plenty of food storage space.

The flat has 1 bathroom with bathtub and WC (I have personally never had to wait to use the bathroom as we all go to work at different times in the morning!), as well as an additional separate WC.

The room comes fully furnished (1 double bed, 2 standard wardrobes, 1 chest of drawers, 1 full-size cupboard with shelves) except for the desk and office chair which I bought after moving in and will be taking with me :). Note: I have an additional single Ikea wardrobe that I bought but never assembled (it is still in its box) - happy to give it away as well for free if you need extra storage.

PLEASE READ - FAQ:

- Bills (water, electricity/gas, council tax, internet) are not included in the rent but you should expect to pay a little over £100 monthly, divided as follows:
- Fibre internet: ~£10
- Water: ~£12
- Council tax: ~£50
- Electricity/gas: Variable – depends on the season and energy prices.

- I am receiving the keys to my new flat on July 15th and will be happy to hand out the keys on the 17th ideally. Happy to be flexible on the date, but tenancy would need to start by the end of July.

- Long or Short term occupancy:
-The tenancy agreement is standard (12 months, started on 1st March 2022, ending on 1st March 2023) but you are free to leave the flat as early as you want, if you find a replacement tenant to take your room (the process is quite simple).
- Equally, the 12 month contract is generally renewed every year, if you wish to stay long term (for example, the person renting my room before me stayed for 5 years).

- Security deposit was £865 when I moved in and should remain the same for the new tenant (TBC).

- Professional cleaning – We usually clean the flat ourselves but the current flatmates are all happy to hire a cleaner for regular visits (e. g. twice monthly) in case you’re interested.

- Outdoor space – Unfortunately, the flat does not have a balcony or garden – but its location in Shoreditch should make up for it 😊
