House with garden next to Columbia Market 🌿

Hi! My name is Simone :) I’m looking for a lovely girl to join myself and my flatmate Tabatha and move into the spare room in this our super cute house ASAP ☺️ Our flatmate Aryn is moving out on 2nd July as she is moving back home to the US for a career change, so we are looking for someone to take her place. :)

This ad is for the room shown in the photos. As the room is at the back of the house, you get extra privacy + a great view of the gardens behind! The rent is £1300 pcm (excluding bills).

There are 2 bathrooms!! one is a shower and the other is a bathtub/shower combination. There’s a HUGE shared living room with doors that open into a lovely and green back garden, with an outdoor seating area. I’m planning on growing some vegetables in the garden, would be fun if anyone wanted to join!

The location is well connected, Hoxton overground & Bethnal Green tube are a 10 min walk, and lots of bus stops nearby.

- space out back in the garden for bicycle storage (I keep mine there!)

I (Simone) am 24, female, currently working full time in fashion retail. I’ll be starting a masters in landscape architecture at UCL this September, and planning to live in the house for another 2 years at least. In my spare time I’m usually either at the gym, at the pub with friends or chilling at home/in the area enjoying the weather :)

Tabatha is 25, super friendly and works full time as a trainee solicitor in Liverpool Street. When she has time, she likes pilates, going on walks and reading. Her work hours are pretty long so she’s not in the house much, but when we do see her she’s always down for a quick chat!

We are looking to rent with other women around the same age/stage of life as us, as we want the house to feel as much like a home as possible :) we’re both friendly and sociable and enjoy catching up when we can.

We rent directly from the landlord (no annoying agency involved) who employs his own handymen. Over the year we have lived here, they have been happy to fix/replace things properly and quickly (and at no extra cost if not damage caused by us) if required etc., which is a definite advantage.

Please note we will be joining a joint tenancy agreement. Contract start is 2nd July, and all 3 of us would be resigning a new joint tenancy contract when you join :)

Bills are a range of £60-120 a month each all together, depending on the season.
