The house is on Baxendale Street, a quiet residential street just off Columbia Road and within the sought-after 'Jesus Hospital' conservation area of Shoreditch. It's an enviable location: there are shops, markets, restaurants, bars, multiple parks and the canal virtually on the doorstep.
Transport and connectivity are great. It's only 5 mins walk into central Shoreditch and 20 mins walk to Liverpool Street. To get the tube, the nearest station (10 mins walk) is Hoxton overground which is 2 stops to Whitechapel and from there you have the Elizabeth, District and Hammersmith & City lines. The Central line is 15 mins away at Bethnal Green station. There are excellent bus routes into central London too.
🏡 THE PROPERTY
The available room is recently decorated and comes with an ottoman storage bed, a Habitat desk, a swivel office chair, a hanging rail and an Oliver Bonas chest of drawers. (N. B. the room has been improved/added to since the photos were taken). It's on the first floor overlooking the private gardens and it faces south, meaning it gets lots of natural light. The bedroom door has a lock.
The house as a whole has a bright and spacious feel. The living room has high ceilings, large windows and an original working fireplace. There is a new 43" smart TV.
The bathroom is large and has a shower bath. A water softener is plumbed in, meaning the water is kinder to skin and hair than in most London homes. There is lots of storage for toiletries and a new washer/dryer.
The kitchen is fantastic: the appliances are Miele and the pots/pans/utensils are excellent quality. It has large roof windows and is filled with sunshine. Patio doors open onto a leafy south-facing garden with lounge chairs and alfresco dining.
💡 BILLS
I own the house so this is a lodger agreement but the vibe is still a houseshare. Gas, electricity, water, broadband (superfast fibre) and council tax (band E) are split equally. You can expect to pay roughly £105 to £144pm for bills, depending on the time of year (cheaper in summer!).
👯♀️ HOUSEMATES
The existing housemates are me, Louisa, 29, and Becky, 25, both British. I work in design marketing and Becky is in data analysis. We are vegetarian and vegan respectively. It's a friendly, respectful and chilled household. There will sometimes be a well-behaved dog around the house: a 5yo toy poodle called Elvis.
I'm looking for a single female for the third room. Easygoing and conscientious. High standards of cleanliness and tidiness. Vegetarian/vegan preferred but not essential. I look forward to hearing from you!
