Double bedroom in heart of Shoreditch

Hello hello!

Sadly one of our housemates will be leaving our amazing Shoreditch flat and we are looking for someone to join our lil fam. Start date would be the 15th of September. You would take over the current existing lease for the room (7.5 months remaining and intention of extending after this).

Let’s get right into it…

🏠 About the flat:
•⁠ ⁠Right in the heart of Shoreditch we are in the middle of a busy area (Bricklane & Spitalfields v close by) but we have the joy of a quiet street so we get our privacy.
•⁠ ⁠Plenty of bus access 2 mins away, Shoreditch High St overground is 7 mins away and both Liverpool St and Bethnal Green tube stations are a 10-15 minute walk in either direction.
•⁠ ⁠It is a four bedroom flat, all furnished. We have a large living space (with storage) and kitchen on the ground floor with a large courtyard attached.
•⁠ ⁠There is a main bathroom that you will share with 2 other girls, but we have a second toilet on the ground floor as well
•⁠ ⁠Bills are not included in the rent, roughly they come to £100 a month (water, electricity, gas, WiFi and a fortnightly cleaner, Council tax is £171 per month / £42.75 each)

•⁠ ⁠The room itself is a standard double size on the 2nd floor
•⁠ ⁠Comes furnished with the double bed, chest of drawers, mirror, free standing wardrobe and book shelf
•⁠ ⁠Room for you to bring additional furniture if needed
•⁠ ⁠An incredible view from the room with lots of sunlight all throughout the day
•⁠ ⁠Rent is £967.50 per month
•⁠ ⁠Bond is £1082
•⁠ ⁠The property is managed by a property management company. You will be required to pass their reference checks, which include proving an annual salary of at least £29,025

👯 About us:
•⁠ ⁠We are Dunvel (French, 27), Kayla (Aussie, 29) and Axelle (French, 27)
•⁠ ⁠We all work full time in different fields and work from home 50/50
•⁠ ⁠We have lived in this flat for a while now so we are good friends and we do enjoy spending time together socially when we can and splitting a bottle of wine or heading out for a meal etc
•⁠ ⁠We are equally social butterflies and grandmas on the couch so we hope you’ll be up for both vibes.

🔍 What we are looking for:
•⁠ ⁠Someone who is currently working full time
•⁠ ⁠As we are a house of 3 females, we would prefer a fourth female.
•⁠ ⁠LGBTQIA+ friendly
•⁠ ⁠Unfortunately we cannot accept students, couples or pets
•⁠ ⁠We always keep our flat clean because of our schedules so we definitely need someone who is on the same page
•⁠ ⁠We are really just looking for a housemate who wants to make it a home rather than just a flatshare, who is up for spending time together, but also respects each other's privacy.
•⁠ ⁠We intend to renew our lease in April 2025, so we are looking for someone who is wanting to do the same.

Pre move in expenses would be approximately £1621, made up of £1,082 deposit (payable to property manager) + £539 rent/council tax for 15 Sep - 30 Sep (payable to outgoing tenant). From October, on the 1st of each month you will pay monthly rent direct to the property manager.
