Both of my housemates are moving out, which means there are two lovely rooms becoming available in our dreamy three-bedroom house for two lovely, down-to-earth and respectful people. Both rooms will be available to move into from 18 May.
📌 LOCATION
The house is on Baxendale Street, just off Columbia Road and within the sought-after 'Jesus Hospital' conservation area. We’re tucked away in a peaceful street but close enough to all the good stuff that East London has to offer: lots of shops, great restaurants, bars, the canal, Broadway Market, London Fields and Victoria Park.
Transport and connectivity are great. It's only 5 mins walk into central Shoreditch and 20 mins walk to Liverpool Street. Closest tube stations are Hoxton overground (10 mins walk), Bethnal Green station (15 mins walk), Cambridge Heath (12 mins walk) and Whitechapel (20 mins walk) There are excellent bus routes into central London too.
🛏️ THE AVAILABLE ROOMS
There are two rooms available:
*Bedroom 1 (3.51m x 3.53m) - located on the ground floor at the front of the house and comes with an ottoman storage double bed, a desk and swivel chair, a chest of drawers and clothes rack. The monthly rent for this bedroom is £1,350.
*Bedroom 2 (3.50m x 2.48m) - located on the first floor overlooking the private gardens and it faces south, meaning it gets lots of natural light. It comes with an ottoman storage bed, a desk, a swivel office chair, a chest of drawers and a wardrobe. It's on the first floor overlooking the back garden and it faces south, meaning it gets lots of lovely morning natural light. The monthly rent for this bedroom is £1,250.
🏡 THE PROPERTY
The house as a whole has a bright and spacious feel. The living room has high ceilings, large windows and an original working fireplace. There is a new 43" smart TV.
The bathroom is large and has a shower bath. A water softener is plumbed in, meaning the water is kinder to skin and hair than in most London homes! There is lots of storage for toiletries and a new washer/dryer.
The kitchen is equipped with Miele appliances, has large roof windows, is filled with sunshine and has alfresco dining. Patio doors open onto a good-sized leafy south-facing garden.
💡 BILLS
Gas, electricity, water, broadband (superfast fibre) and council tax (band E) are split equally. You can expect to pay roughly £105 to £144pm for bills, depending on the time of year (cheaper in summer!). We also get a cleaner in on a fortnightly basis, which works out to be approximately £23 each a month.
The total deposit is £4,516.13, and is split equally between all three housemates, so £1,505.37 each.

You’ll be living with me! My name’s Georgia, a 29-year-old Aussie lawyer whose interests include going to festivals/gigs, trying new wine bars, relaxing at Hackney Community Sauna Baths, going to yoga and watching a healthy dose of reality tv (current obsession is Aussie MAFS). I’m a laid-back and friendly person who appreciates a clean and respectful space. I enjoy hanging out with my housemates (whether it’s over house dinners, going to the pub or doing jigsaw puzzles) but also am a fairly busy person who also enjoys my own downtime and personal space.
You are:
• easy going, sociable and respectful of others;
• able to clean up after yourself and keep all common areas clean;
• partial to the odd group dinner, drinks or movie night, but also enjoy your own space;
• keen to live in a home, not just a house;
• looking for something more long-term.
