Clean modern Shoreditch room w two quiet flatmates

We are looking for a quiet flatmate to share our peaceful and tidy home in the sky.

The room is a good size with double bed and two wardrobes (one inset in the wall) and beautiful view over London towards Canary Wharf facing the rising sun. The flat has a fully fitted kitchen and one shared bathroom. Note: the current flatmate also has some items of furniture they may be willing to pass on for a fee.

Location
The room is in an excellent location, one road up from Columbia Road (great if you like flower markets) and a few minutes walk to Hoxton Station which gets you to Whitechapel in two stops. Being six floors up and inset from the main road, we get very little traffic noise and a cool breeze during the summer. The building is occupied by mostly families and during two years of living here we've never had issues with neighbours.

Current residents
Myself and the other tenant have been living in this flat for two and half years. I work locally in public health and the other tenant is a photography student and we're both friendly, tidy and looking forward to meet you.

Living arrangements
We have a simple cleaning rota where one resident cleans the common areas each weekend which we find works well. Household essentials like toilet paper, washing up liquid etc. are bought as needed by residents and totals totted up and shared between us as part of monthly bills. I will also be bulk ordering every few weeks.

You will notice the flat does not have a shared lounge, and so is not suitable for someone who wants to have a lot of people round.

Renting arrangements
Importantly, I rent the whole flat and sublet to the other two tenants which is the landlady's preference. Therefore your contract will be with me and rent and bills are paid to me.

Bills are not included in the rental (besides water) and come to an extra £80-£100 per month (depending on energy usage).

Also note, the move in start date is flexible with possible move in date up to end of June.
